DH and I went to look at some new build plans for a part exchange deal. New house is on for £429,995.
We went to look at the plot and went through all the brochures. Then she asks if I have any questions...
Q) Where are the fitted wardrobes on the plans?
A) They're an optional extra... prices start from £800
Q) Does the house have a fireplace?
A) That's an optional extra... prices start at £1000
Q) What sort of carpets are included?
A) They're an optional extra... prices start at £2500
Q) Can I customise the kitchen?
A) That's an optional extra but not really if I want to move anything about.
Q) Can I have a shower over the bath?
A) That's an optional extra
Anyway, the list of questions went on and on... Am I just being totally naive?? By the time I've finished with all these optional extra's, this house is going to cost around £450,000. Needless to say I shall not be proceeding with a part exchange deal. I know you pay a premium for a new build and now I understand why they've only sold one in the past 2 months when the market for 'second hand houses' in the area is very active (the good ones go within a week :eek:).
I liken it to buying a car. There's your shiny new car madam.

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
For that sort of money you could buy a lovely solid old house of real character.........probably complete with a fireplace or two and loads of extras!"I'm ready for my close-up Mr. DeMille...."0

It's a very well known one but I don't want to say just incase they end up on this forum.
I can hazard a guess it's one of two 'box shifters'.
Best avoided TBH, esp if the development is large.
There are some great smaller developers out there, you just need to be aware of what you're buying in to with a new build.0 -
Even without the part exchange these extras are still extra's. So the cost of the house is still more than a second hand one. We've been in before and not asked about part exchange and she stood firm that the house price was fixed and even though the house isn't even built, I can't customise it. I'm sure they'd have thrown in a couple of carpets but still, it's a lot of money. Other larger houses are going for less and they have most of the extras we want. Not a fan of new builds anymore :-(0

Not being able to customise a kitchen is pretty par for the course with all but the smallest developers, they way their build price is arrived at it just isn't possible to change things too much - just to add extras.
The part ex would only really affect your offer price, not the other stuff.0 -

In days gone by a new house was a shell. With only the basics installed.
With new houses people have different requirements so not possibly to specify them all in the build. In addition many won't add value to the property. For mortgage purposes.0
