    It sounds to me like this is the sort of landlord who would get you to contribute towards improvements and then as soon as they are completed will give you your marching orders and find another tenant to pay a higher rent. There is no reason on God's earth why you should go halves on improving the landlord's property or fittings.

    You have no obligation to split the cost (and unless you were the ones who requested the new worktop, then it's a bl**dy cheek for LL to ask you to pay half).

    Bear in mind that if you have an AST in England/Wales, LL can evict you at the end of the fixed term with relative ease. It's therefore highly inadvisable to contribute any money to improvements. Whilst you may benefit in the [possibly very] short term, LL is the one who benefits long term from improvements to his rental property - he can achieve a higher rent and they enhance the capital value of the property.
