    Do not go back and make an increased offer for this property. Ensure that their agents know you are actively looking at others. If the vendors have any sense they will ask their agent to contact you to see if you would consider making an increased offer. Then tell them you need some more time to think about it. It's a game of poker. Do not blink first.

    That is exactly the same price as the property we are buying at the moment was for sale for-£164k. We offered £145k to start. Obviously that was rejected. Then we went to £150k..again rejected. After a few days we raised it to £153k and again it was rejected. We then left it for a while (about a week and a half) because we were fast approaching our limit and then all of a sudden had an email from the estate agents saying the vendors would take £158k but nothing less. We offered £155k, told the agent that if this offer was not accepted then there would be no more offers (not a bluff on our part, we literally could not afford more than this) and thankfully it was accepted (we really wanted the house as it is perfect). Your vendors are probably desperate to sell, if you stay cool and maybe if your next offer is rejected leave it for a little while, they will probably be back in touch to negotiate like our vendors were.
