we have just had our first offer of 150k rejected. property on for 164k. what would you offer next and when? how long should we wait? i don't want to seem too keen...thanks

Have you looked at any sold prices for similar properties ? Do you have a figure in mind that it is worth to you ? Maybe go up by £2k and hope for the vendors to come back with a price they are willing to accept. Don't rush, let them wait a bit. They might accept a slightly higher offer or give you the price they want then it's up to you to decide if it's worth it to you. Good luck

Hi, yeh the properties have sold for less, more in line of our asking price. there are a couple of other properties in area for sale, both cheaper than this one. we have a figure in mind that we wont go over, but its really when we put in next offer?!0

How long has this house been on the market? What is the sellers position do then need to sell quickly. What of you, do you need to move quickly? All are relevant as to what you do next.
What many will tell you at this stage is to expect the agent to come back to you in a day or two explaining there has been a counter offer and they will want you to beat it. All poppycock of course.
Personally if you are in no rush I would continue to look at other houses (including through this existing agent) and maybe go back in a fortnight or so with a £152,000 offer, but that would depend on a lot of things.
In the meantime look on nethouseprices (or other) see what similar sized properties in that locality have (recently) sold for.
Don't forget this is 100% a buyers market... You will be calling the shots don't let that agent try and bamboozle you otherwise..0 -
In my opinion -
Too soon - equals too keen
Too long - equals 'cannot find anything else that they like'
So if I had an offer rejected today or yesterday I would put my next offer in on Monday
But thats just me0 -

yes i thought monday would be a good time. we know the sellers would like to sell quickly and the house has been on and off the market for two years now. we do not need to move, but feel that now is a good time to try and buy finally.

If you want to offer again then I'd go halfway between what's been rejected and your maximum price. They may just reject again, or they may say what they're actually holding out for.
It all depends really how much you want the house.
