HomeBuyer report advises gas and electric checks

A recent HomeBuyer report on the flat we are hopefully buying (offer accepted and mortgage offer received) has suggested getting the gas and electric systems checked before occupancy. These issues have been marked as level 3 on the traffic light system (urgent).
I would be interested to know if nearly all HomeBuyers reports for Victorian buildings come up with the same findings with regards to electricity and gas.
How much should these checks cost?
The surveyor said that the flat was in good condition otherwise.

Yes, they always advise gas and electric safety checks. Surveyors translates as 'lookers'. They look for an hour and report the bleeding obvious in return for a week's pay.
As a landlord, I pay about £60 for the gas safety checks and £100 for the electricity check. (The gas check is fairly straightforward but the electricity check requires access to all sockets, switches and ceiling roses).

Plus whatever you pay for the checks, they may highlight some remedial work required.
If so, get some quotes for this work and you can use it to re-negotiate the offer price to offset the cost of the work required.0 -

try not having a survey done - ouch, it could cost you tens of thousands.
if surveyors were gas safety or electricians they'd earn far more, but it is a amzing how many people do a survey but fail to get gas and electric looked at - hence why surveyors remind you.My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

We've just had exactly the same thing come up on out survey for a 25 year old house. They are basically covering their backs because they can't check them themselves.0

Pretty much any survey on an older house will contain recommendations that the gas and electrics should be checked. Quite often the electrics will be stated to be of mixed vintage. There will no doubt be a suggestion that there may have been an infestation in the roof timbers which may have been treated and that the roof may need attention. Anything that may suggest damp will of course require a damp specialist to be brought in.
Basically its stating the obvious for the things they can see and covering their backs for anything that they cant.0 -
The 60's place I was looking at came back with 2 for the electrics and 1 for the warm air boiler even though it was original - although it was suggested it was looked at due to its age.0

Yes, it is standard - for the simple reason that as they don't check gas and electric, they have to assume the worst. Hence rating 3.
We're getting both checked, but arranged to even before receiving our Homebuyers as we knew it would come back with a 3Periodic inspection report is £120 - £150 for electrics, and gas safety check is less.
