How to minimise your chance of getting a useless conveyancer....

BEFORE THIS THREAD IS ATTACKED BY SOME BUSINESSES WHO WANT TO TAKE YOUR MONEY IN RETURN FOR AVERAGE SERVICE - THEY WILL BE HERE SOON ENOUGH - I HOPE THIS HELPS:

Sorry to be a broken record, but the tales of being ripped off and getting bad service just keep coming:

If everyone simply ignored any legal firm unless you receive a personal and actual 'solicitor', 'legal executive' or '20 year + experienced conveyancer' start to finish, this Forum would have practically nil posts and the standard of conveyancing would be first class over night.

And that means being sceptical of any Estate Agent who quotes you for conveyancing, or calls the conveyancer instead of you to set you up with them!

Even by getting a personal and actual 'solicitor', 'legal executive' or '20 year + experienced conveyancer' start to finish, make sure you avoid any such firm employing them who misleads you into thinking any of the following are paid to anyone except the firm itself (i.e disguised charges) as in my view what else are they going to hide:

- charges for filling in a stamp duty form
- automatically charges for ID check, postage, professional indemnity insurance
- for dealing with unregistered land
- for acting for a lender
(ask Richard Webster for more examples)
- fails to give you their personal email or direct tel number
- closes for lunch or dead on 5pm

If you accept less than a legal qualification - or use people who have none - then you have only yourself to blame...goes without saying.

Congratulations on reaching 20 years as a conveyancer, presumably today or is that tomorrow? - and selflessly spending your time making this post.

No they don't! There have been very few posts about bad service by conveyancers - mosts posts are asking if their quotes are fair.

There is a place in the market place for firms that delegate some of the work within the organisation in order to minimise costs for the client.
Some people shop at Lidl, some at Waitrose - the important thing is for clients to know what they are getting.

Timmy - as the legal services industry opens up you will have to get used to the competition, largely on price.

The Coop has been offering legal services to its Members for years, and with liberalisation is now opening up to the public too. Tesco and others will follow.

Accept it.

Oh - and accept that with straight-forward sales (and to a lesser extent purchases), many clued-up people are quite capable of doing the conveyancing for themselves.
Some people call an electrician to change a fuse, some get out a screwdriver.....

edit: and before you tell me a house sale worth £X00,000 is not comparable with a fuse-change.... IT'S A MATAPHOR!

Thanks GM for bringing up ABSs though not really relevant. There are quasi ABSs now and the post October ones will just compete for the cheapo conveyancing clients. The quality Market will remain and will comprise those people who don't want the rubbishy outfits even now (i.e Factory, hidden charges and under qualified).

So be one of the better market clients or we'll read your posts of how awful your conveyancing ended up.

Ignore those people (and posters) and outfits who try to justify average and low quality and who just shout how cheap they are going to respect your home move for.......and instead demand more for your money, as so many people pay solicitor rates and get headset wearing idiots - good luck on a re-sale let alone a couple of months into owning the house before some meighbour points out their error.

The quality rarely costs more, so follow the above factors to watch out for. Well done so far to

I'm intruiged - exactly how will this plan benefit the tenants coming on this forum seeking advice on how to prevent the landlord making unfair deductions from their deposits? Or landlords looking for advice on how to evict non-paying tenants? Or vendors looking for a critique of their rightmove ad? Or buyers seeking tips on negotiation strategy to get the best advice?

Or are you completely blinkered to the majority of the traffic on this forum? Without counting, I'd hazard a guess that less than 10% relate to poor service from the person doing the conveyancing.

Oh, and I used a fully qualified solicitor with more years of experience than I've been alive. And he was cr*p - winding down to retirement and couldn't give a monkeys. I wish I went with the local conveyancing farm who did my HIP because they were a ton more efficient...

er, my posts is directed to conveyancing of houses...the 'house buying and renting and selling' heading of the thread...... the posts where people went wrong......all over the place......

dont advocate average, help people get better. come on what's your advice...go cheap, go with the agents farming people for profit to factory outfits.....case handlers.....wouldn't wish that on my friends and family. thanks if you do!

Indeed, this forum is for ALL aspects of house buying, renting and selling. So your claim that fixing people's conveyancing troubles will result in, and I quote, "practically nil posts" is ridiculous. Reign in the hyperbole and your posts might not face the same attacks from other posters.

OH wow, I always thought you had to spend a fortune to get a loft, builders rubble etc but you get one free with an average golf club ....who knew!!!...gonna go and get one tomorrow, thanks for your post.:dance:
