    Sorry, TimmyT, but as a solicitor I do know some very good licensed conveyancers and even glorified secretaries in some local firms who do know what they are doing.

    OK, criticise the call centre operations but I don't think it is fair to criticise local firms who use experienced but non-qualified staff who do know what they are doing, and generally have a solicitor behind them if something gets really complicated.

    that is fine, but you should not be charged anywhere close to the same fee. £550 for say £250k purchase by a solicitor. Half that for unqualfied....as after all, they are not a professional.

    But some firms mislead and you think you have a solicitor but you don't, yet you pay as much. Bad bad bad.

    We refuse to give clients other than solicitor or legal executive and no one joins team who is not. We also charge less than glorified secretaries and licensed conveyancers ( I never mention this group) in other firms - and my firm is well known for excellence.

    Smart money gets qualified, as it's about making sure the client gets the best, not how the legal firm can save money at the expense of the client.

    And home buying impacts other areas of law - wills, estate planning, matrimonial law, children, trusts, business law - and you take the risk by using unqualified who may not be as widely trained as a solicitor and legal executive.

    I so frequently see it.

    WE WILL never give clients a perception or factually second best for their money. Neither do many other firms who agree with my position.
