Cost of an extension

Hi,
We are looking to buy a house and would want to add a single storey extension to the rear. We have no idea how much an extension would cost though.
Depending upon the cost we would either just extend behind one room of the house (e.g. a garden room of 10 ft x 7 ft) or perhaps extend behind the whole length of the house (e.g. 35 ft x 7ft, thereby extending the kitchen, lounge and playroom).
We would have a builder in to do the lot and the cost doesn't need to include new kitchen for example as we will factor that in separately.
Any ideas please?

About £1000 per square metre is a good rule of thumb. But will depend on the finishes you want, and whether your builder is VAT registered or not. 10' x 7' = 6.5m2, 35' x 7' = 22.8m2.
You will probably need an architectural technician to do plans, if not an actual architect, possibly a structural engineer depending on the complexity of the structure, possibly Planning Permission and definitely Building Regs approval.
