Letter Before Action

Has anyone here had to write one of these before and if so any tips on how to go about it? I don't want my anger getting the better of me and it turning into some rant about what a terrible LL she's been. I want it to ooze professionalism and leave her in no doubt as to my seriousness.

It's about the repayment of my deposit and how she never provided an inventory or proof of the state of the house when we moved in.

    Dear Landlord,

    I paid a deposit of £X on [date] in respect of my tenancy of [rental property address]. The tenancy ended on [date].


    In spite of repeated requests, you have not refunded my deposit, and I am not aware of any valid claim for deductions. Please therefore refund my deposit in full by [deadline date]. If I do not receive payment I will have no option but to start a claim in the county court. Court fees and interest will be added to the claim.

    From what I recall from your previous thread your tenancy hasn't even ended yet. Why are you proposing to go legal when you haven't attempted to negotiate? You appear to be putting the cart before the horse.

    The tenancy ends tomorrow. I'm merely drafting the letter and actually there has been plenty of negotiation.
