I agree which is why i mentioned putting a sign up.

Yes Becky summarised what I meant....

But you need to establish the facts with your LL/discuss the options before you start putting signs up. Hence, this reiterates what I said earlier - if you don't even know who it belongs to, what chance have the loiterers got..

You can't stop people coming onto private land. Even if you fence it off and put up a gate and a big sign PRIVATE LAND it won't stop people... there will still always be arrogant people and nosey people and dodgy people sniffing about.

i imagine it is, as it is classed as my front garden (my front door goes straight onto the land)

There must be some doubt or you wouldn't be asking. Everyone assumes the front garden is included in their tenancy agreements when they sign to rent a property, so there must be some layout that leads you to question if it is owned by your landlord. If there is this query as to whether the landlord does own it, it follows that there must be some query as to whether the landlord included it with the property when he let it to you.

    So you have 3 options:
    1. It doesn't belong to the landlord
    2. it does belong to the landlord but it isn't part of your tenancy
    3. it belongs to the landlord and he has included it in your tenancy

Searching the land registry website by map option will tell you whether the piece of land is part and parcel of the property or not, which can rule out option 1.

Call the police, this is an offence called "theft by finding".

Well - I must say I do think you should call the police anyway. I was finding it slightly difficult with your initial posts to work out whether these people are thieves or no - as it was phrased so "tactfully".

I can see - from reading on - that they are indeed thieves. So - personally I would ring the police and say "There are thieves nosing round my neighbourhood. They have stolen someone else's car already and they have now been seen nosing round my car and I am worried they will steal this too." Having said this - ask for their advice about this matter.

my neighbour is an ex police officer and hes been keeping an eye out so hopefully if he sees anything he will ring the police if i am not home. i dont think the police will do much until anything has happened, theres nothin they can do or say really, is there?

    how do i do this?

    Start here:

    https://www.landregistry.gov.uk/wps/portal/Property_Search

Try using the map to see if you can focus on the space. If not search by address and see what comes up.

At some point it will ask of you want to buy for £4 the deeds, but you should be able to see if the land is associated with your home first.
