want to give notice on house but LL is not available

Hopefully the MSE sages can help with this.
We are giving 4 weeks notice on our house with effect from today. We tried phoning the LL and sent a text but there was no response. We dropped in out letter giving notice to the LL's house but there was no response to that (there was no answer at the door). Is that our legal requirement met on giving notice? The letter is dated although, as it was hand delivered, the LL could dispute it. The text will have a date associated with it.
It is possible that the LL is on holidays so may not get the letter for some time. Does this matter to us once we have made every effort to meet our obligations re. giving notice? We have no other contact details for the LL.

Firstly, are you certain that 4 weeks is the appropriate amount of time for notice? It seems an odd notice period.
Secondly, it doesn't sound as though you have any evidence that you dropped the letter off other than your word. If you post it from two different post offices and get (free) proof of posting from them, you'll be safe to say that your notice was served the following day.0 -
I would agree with above, that 4 weeks does not sound right, as its usually a full calendar month on most tenancies. Do you pay monthly or weekly rent?
Perhaps check your tenancy agreement just to make sure this is correct before you go any further.
I would also agree that a hand delivered notice does not prove the day you served it. I would also back up with a posted copy, with proof of posting, incase your LL quibbles. It they are away on holiday/business etc, you would then have confirmation of the date you issued your letter, in case they don't return home for a couple of weeks.0 -
OP is based in Belfast. Different laws apply (I don't know them).

Note that even if poster was in Eng/Wales *some* tenancies do have a rental period of 4 weeks ( aka "lunar month")0 -

That's what I thought people would do.
I am certain about the notice. As advised in the last thread that I posted I rang a local housing rights service and got a definitive answer on that. In NI a periodic tenancy can be terminated with 28 days notice in writing. This can be any 28 days - it does not have to coincide with the period the tenancy runs for.
