    I'd have thought that as a w/m was supplied at the start of the tenancy, one needs to be returned at the end. She might need to be careful about just disposing of the old one, because then she may need to leave the new one behind at the end ...

    If it's on the inventory, I think you can fairly assume it's the landlords responsibility - after all, you're paying the rent for the property and the items on the inventory.

    Unless the tenancy specifically states otherwise, this is not the case.

    I agree. The inventory only confirms what is in the property at the time the tenancy starts, and its condition, not who is responsible for servicing, repairs or replacement.

    OP should read tenancy agreement to see if any statement of LL's responsibility for repairs is mentioned. It is sometimes the case that fixed appliances like integral hobs and ovens are LL's responsibility, but all other white goods are down to the tenant.
