my 4 kiddies are 8, 5 , 3 and 1 - all still little and the eldest 3 are girls and sleep in one bedroom - room is big enough for 3 singles beds. We did have bunks but was hellish for lifting them in and out as they got sore legs climbing (part of their conditions)
littlest one is a boy and in a cot in our room.
if we moved i have been told we would get full LHA? so the rent would be paid for (assuming we found a place for that amount). hence where the extra money for GOSH would come from
our other considerations were the neighbours here - they hate us and we cant stand them. My dad is an architect and was going to see if we could get planning to put up a double sparred 6 foot fence so we could enjoy the garden without having them staring, making comments etc.
the other problem is the mortgage - I am worried we wont be able to pay it off. Our 5 year old gets DLA as she is worse affected. Am I right in thinking when she turns 16 we stop getting dla for her and she would apply for herself if her condition still affects her in the way it does now?
when this happens we will lose a lot of our money from CTC and everything that is affected by the DLA. I kinda thought we need to try and get extension done and pay off mortgage by then
We really love our house and we could make it work, but i just worry that we wont be able to get everything done. It's also worrying that we might not have any gaurantor to help us get a rented place.
I also have to home school the kids cause their school let us down badly, at the moment i have a fair amount of petrol costs as i have to drive them half an hour to edinburgh for their tutoring group and places that interest them (as their isn't much here) - this was going to be another plus if we moved. It not as black and white as that though is it? The OP says they have offered well under the asking price. If the offer was for the asking price I agree it could be very tricky.
Which is why I said "possibly" and "may" - none of us knwo for sure.
Some agreements do have the clause that the agents contract is to introduce a willing and able buyer0 -

Would that be an enforceable clause do you think? If someone offers half the asking price, say, they would be a 'willing and able buyer' but not reasonable for the seller to accept.
It wouldn't be a fair contract term in that case but as to whether it was legally enforceable? Sure someone can cover that better qualified than myself - just ensuring the OP has covered all angles as sometime advice on here can be rather "impulsiove" shall we say when those advising don't have any responsibility for giving that advice! well we declined the offer that came in - it was £3K under the valued price and too many clauses which my lawyer and father were not happy about. The estate agent doesn't seem happy, but then he is just wanting paid and the extra £3K is just a difference of £30 to his fee. He actually turned round and asked 'do you really want to sell?' - went on and on about the current market blah blah blah. we feel losing £3k is a lot for a house valued at £77K - he originally told us £82K and we have put too much in to just through that away
hoping they go away. We had a family meeting yesterday and majority voted to stay where we are -although I dont think my eldest 3 fully understand and I am sure they would be happy anywhere
we also took the opportunity to phone some letting agencies - some said they have no problem with DSS (hate that term), but they need a gaurantor - which we dont have. Others simply said they would not consider us.

Wish you all the best in what you do, but it seems the agent is aware that you don't really want to sell and as you haven't been up front with them I don;t really blame them as they will have seen this all before
£74k is less than 4% below your selling price so if you have turned this down flat then the agent will know you are not particulalry serious about selling
£82k was only an opinion don't forget and check what similar houses have sold for recently - that sets the market not an agents opinion0 -
just hang on for rest of the 12 weeks...ask them to market it offers over £82....then you can just reject any more easily.0
