HomeBuyer Report or full Building Survey

We're buying a three bed terraced house. It's approximately 100 years old, and looks to be in good shape with no extensions. The difference between a HomeBuyers report (~£300 + VAT) and a Building Survey (~£650 + VAT) is obviously quite a lot. What would people advise we go for? How much extra investigation is done on a Building Survey, and will the Home Buyers report pick up all the main things?

our mortgage lender did a free valuation with a surveyor who didn't offer to do any more than that unfortunately. So looking for a separate survey. I think we're leaning towards the full survey, but just wanted to know specifically what extra stuff they'll do, rather than it just being "more thorough".0

Remember that neither will electricians, plumbers, roofers, or specialists in anything other than surveying your house. If they say the electrics look dated and you should undertake your own inspection (which they undoubtedly will), or there's evidence of damp or woodworm, you'll be getting in independent companies for quotes. Don't think if you pay for the full structural survey that such things will be covered in great depth.

my quotes for the two were very similar.. so went for the in depth one.. (and I am so glad I did as The property turned out to have major issues!)

Thanks, we've got a quote for £500 all in for a suveyor through Colley's which seems a good price and so think we'll be going for the full survey. He rang up and spent about 20mins taking me through it all and had the house up on Street View so he was very reassuring.0

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
