Buying the furniture as well

The flat I'm buying (singing the papers tomorrow) has been newly refurb and kitted out by a developer, there are 2 double beds (one of them looks like a king) and 2 3 seater leather brown couches, they fit in with the dcor and all look nice.

How do you go about asking about the furniture, I've never met the seller only his estate agent.

How much should I offer for that stuff above?

I've heard about people getting stuff left in flats for virtually nothing but this guy hasn't mentioned anything about what is happening to the furniture, the contract says only white goods/built in stuff is remaining but I'm assuming that is standard wording.

During the conveyancing process you and the seller will exchange/agree a list of fixtures and fittings.

However it's best to sort this out as early as possible (solicitors are not 'negotiators')!

Speak to the seller, or the estate agent, and ask for confirmation that the contents seen at the time of viewing are included in the price. They'll either say 'yes' or come back with a price you can negotiate on.

I'm interested in this too- the vendor of the place we are buying said she doesn't want to take anything with her except a few specific items and that we can have whatever we want, I think I'd feel a bit weird with a ticklist going 'I'll have that... have that... don't like that...' Might be easier to just not have any of it, but I'm happy for her to leave what she wants and we'll get British Heart Society to come round and pick up what we don't want, but I don't really want to be paying for it and I have no idea if she expects to be paid for it or not.

I've had an offer accepted and I'm signing the papers tomorrow.

This moved at a million miles per hour so I, as a FTB, could avoid it going to auction next week, so this has been the last thing on my mind. It was only when I went for my final viewing tonight (having last seen it 6 weeks ago) that I started thinking, this is perfect the way it is.

So who would you approach about this?

The deal is done, I have now been given the number of the seller as he is willing to sell the furniture.

2 leather sofa (although could be faux leather)
2 beds (1 king size and 1 double)

There are a few otehr bits and bobs that I don't really remember, decorative boxes in the bedroom, small table in the hall and the off other thing.

Want to get it as cheaply as possible without taking the mick.

If I were buyer, I would estimate what these items are worth to me, then deduct 10% and make an offer. If I were seller I would be thinking what the stuff is worth to me and deduct removal costs. I would not haggle.

Do you really want to sleep in someone else's old bed?

have you sat on the sofa & bed etc? Only asking as sometimes they use "dress furniture" which is not great stuff but looks good if you see what I mean.
