some advice, what would you do....?

Hi folks,
Ok, so got mortgage in place done full application. They have come back only willing to give me £63000, when first they said i could possibly get £78000. Viewed a house at £74000. So we offered the £70000, was knocked back. Phoned the sellers EA's and said the offers on the table. EA said "never know few weeks down the line they may come back to me". They have only had one other person interested, in the 2 months its been on the market. I was thinking leave it to Monday, see what happens. Then possibly offer £72000, using 2k from my savings. House needs lots of modernising. just want to know what other people think.

    I would offer £71000 myself then if they still say no you can offer the £72000 as your final offer

    should I wait a few days, or just go back with another offer? EA said they wont go any lower than £74000, am i wasting my time?

    Have you had a survey? Something looks wrong from the outside but I can't put my finger on it. Is it some sort of pre-fab? The roof line looks wrong, or is the guttering wonky? That panel between the upstairs windows looks odd.

    From the inside it looks like whoever bought it over extended themselves putting in new bathroom and kitchen and couldn't do any decorating. Why have they moved out? Is it a repo?

    If they've had little interest, I would be inclined to phone and say that if they don't accept your 70k by the end of the week you are withdrawing the offer. If they want slightly more they will tell you. No point making a "final" offer that then increases.

  • I live in scotland, had a look at the home report had a viewing, there are 2 problems 1 major problem and 1 miner both getting fixed. The roof on the properties to either side are council houses and they have been upgraded. My partner knew the old man that used to rent the house from the owner.

    You don't have to offer more just because they won't accept more.

    Wait 6 weeks and if it's still on market then offer less.

    I'd tell them that the offer is still on the table, but it is now £69,500 and will reduce by £500 per week henceforth.

    Has the extension got the correct building controls / planning permission?

    I put in a final offer of £71k using 1k from my savings. EA got back to me, telling me the family are wanting £74k but are going to think about my offer, but need to wait for one family member to return from holiday tomorrow. Offer is there until 5pm friday.
    there is some discrepancies in what EA has said between yesterday and today. When i phoned yesterday, 4 weeks after original offer of £69k was rejected, she told me there is other interest, but had no finance in place and is going no where. At that point i offered £70k, phoned back last night with rejection. so over night we thought about things and offered £71k this morning, but while talking to EA, she said there is an offer for the full asking price and this other interested party is just waiting to sell her home, has a mortgage sitting waiting, then tells me she is a first time buyer too. Am i missing something. Are they playing with me? why tell me last night they want £74k when there is an offer of 75k, then tell me they will think my offer over. I am all new to this.

    It all depends on how desperate the family are to ofload this house. A delay for the other people to sell their house (if they exist at all) would wipe out the difference of £3000 especially since it is being shared by at least two family members (may even be more)

    I would hold to this being a final offer since I think this is just the agent doing his job, trying to get the best price for his client.
