If you were encouraged to use the Agent's Mortgage Broker and the Agent told you there was PP, then you could try asking them for the Mortgage Adviser fee. But unless there is proof you were told there was PP, there is only so far you could push this.Hi, we’ve had to remove your signature. they are allowed too tell lies thats what EA and Vendors do ....They are just not allowed to get caught.

You could phone the council planning department and the building control department?
Or you could think that the money is well spent in finding out that you don't want to buy the property. If the local Trading Standards folk judge the EA not to have exercised enough care in making the statements about PP (i.e. had they seen sight of a stamped application, then they can state with certainty. A verbal assurance from the vendor is not so certain), then TS can fine the EA under Property Misdescription Act. However, this Act doesn't make provision for compensating you, only for fining the EA.
However, at the end of the day, all planning applications are lodged with the local council, and can be viewed either on their websites, or in person.
At the very start, at the first mention of PP being granted, I would have looked for the planning appln there. Is there a reason why you didn't do this at first?0 -

I've posted a few posts about a purchase i was going though (which some of you have been very helpful with)
It's a 'converted' Victorian terrace with extension being sold by a supposed property developer..
From the start, the EA said that the property has been definitely given retrospective planning permission. He was adamant and vocal about this.
After my survey, some issues, another survey, more issues, another survey, and a big feeling something wasn't right, and an inkling that planning permission hadn't been granted, (the council was unable to show me any proof) i decided to cancel the purchase.
I have just been contacted by vendors solicitors and they confessed that no planning permission had been granted, and that no building regulations had been conformed to either. And would I accept a massive price reduction and an indemnity policy?
Now, I've wasted a vast amount of money £1500+ (and time and stress) on this place, even when placing my offer I was "told " that my offer was more likely to get accepted if I used the Agents mortgage broker (I've since found this was unethical) oh, and I paid an extra £350 for this.
Now, is there a way to recoup any losses?
I do NOT want this property, but I either want to make the vendor suffer really badly, or the EA for the lies they forwarded on to me.
What can I do, as I am really furious at this cowboy seller and the EA..
Or do I just go to the pub and celebrate my birthday today and swear a bit?
