Yes you definitely need to put it in writing. Send it by post and certificate of posting. If there have been conversations where he's agreed to repair it, then reference those too.0

The LA is not going to go out of his way to side against his customer, the LL, so even if he does have it noted down somewhere, it's highly unlikely he'll produce it for you. Tiled floors will crack if the wrong type af tile adhesive is used. Floor tile adhesive and grout is flexible which allows for a bit of movement to stop the tiles from cracking. Wall tile adhesive isn't flexible and you end up with the problem in your pictures.
Looks like a classic case of the tiler had cut corners and used the wrong adhesive. I've seen it loads of times.0 -
Sent letter by Recorded Delivery to LA and CC'd in LL today...With reference to the letter received 04/05/2011 regarding the above property please forward copy invoices/receipts for the cleaning and the work to the sash window. Please also forward evidence from the company that carried out the work to the sash window that it was required due to tenant damage, as you are aware we dispute this point.
I also require it noting that the tiles in the bathroom are also fair wear and tear and we dispute the Landlords claim that it is tenant damage. We have photographic evidence of the cracks and believe they are due to either the floor not being laid properly, bad quality tiles, or the floorboards underneath shifting, causing these cracks.
I would also like to request that you forward details of where our deposit is being held, complete with a reference number for the scheme, as at the beginning of the tenancy we were told it was with TDS. By conducting my own research I have been made aware that this is no longer the case and it is now with MyDeposits. The guidelines from MyDeposits are that if the deposit is moved to the scheme, the Letting Agency is required to inform the tenant. We were never informed and I believe this to be bad customer service on your behalf.
Please take note of the above points and forward the documentation requested to us as soon as possible. Obviously, we would like to conclude this in a timely manner. I look forward to hearing from you soon.

Been 10 days since we moved out and man who is supposed to be 'assessing' the tiles is 'on holiday.'
The sash window was 'fixed by landlords mate' hence asking for receipts etc. I'm so fed up of this letting agency after finding out they moved our deposit to a different scheme without telling us. I am trying to be as difficult as possible with them.0 -

I am very concerned about the lack of contact re: deposit. It has been three weeks now, and approximately 10 days since I sent a letter requesting some documents and receipts from you. The letter was sent recorded delivery so I know it has arrived in your office. I need the DPC number and deposit certificate for mydeposits.co.uk. I trust that the lack of contact is a mere oversight, perhaps there is a letter in the post which I will receive on Monday. I will be contacting head office if this is not received this week.

that many cracked tiles would be an installation problem...
if the floor isnt fairly solid, and flat, then they WILL crack... im sure one cracked tile would be a potential for a dropped item, but so many, its unlikely you make the same mistake twice, others should be wear and tearPlan

Wear and tear, on the cooker its just going to be the elements gone can be replaced easily £20 -30 mine went a little while back.Money, Money, Money ..... Banks/Casinos/Bookies give me all you money its a poor mans world....0
