Tenant damage or wear and tear?

Hello!
I need a landlords/legal perspective on this please.
Are the following damage or wear and tear:
1) Sash window broken - the strings that work the weight mechanism that keeps the window open have rotted/worn out
2) Stone tiles on bathroom floor have cracked
3) Oven has stopped heating up, it is electric, the grill still works.

Those all sound like wear and tear to me but I suppose it depends on how those stone tiles became cracked. If nothing was dropped on them it could be that they weren't laid properly in the first place.0

Nothing has been dropped on them. There are about 4 or 5 tiles on the bathroom floor that have cracked. I think it's due to what they are made from, as it's literally just due to being walked over on a regular basis.0

3) Oven has stopped heating up, it is electric, the grill still works.unless you ripped the wires out in a fit of madness.... w&t

1) LL's responsibility
2) T's responsibility unless caused by underlying structural defect/disrepair (e.g. inadequate subfloor)
3) If contract says LL is responsible for cooker repair, then LL's responsibility unless disrepair caused by T's negligence/misuse. If contract says T is responsible for cooker repair then T's responsibility regardless.0 -
Hubby reckons it's due to the floorboards underneath shifting? Just trying to work out how much of a fight we might have to get our deposit back. We knew the last tenants here, and they said they had a right battle to get theirs back!0

It's very easy for tiles to crack if they're laid on something that's unstable.
Put EVERYTHING IN WRITING to your landlord asap0 -

He's seen it. He came to inspect today. I am just trying to upload pics.
He hasn't yet apportioned blame or made reference to the deposit.0 -
Don't waste your time trying to upload pics. Seeing something cannot explain how it came to be in the state photographed. Your landlord should know whether these tiles were laid onto something stable or not but whether they would be prepared to admit it is another thing entirely0
