We have just done a part exchange on a new build. We didnt really want to go down the Part Ex route but as hubbys transfer got set in stone we needed the security of knowing that we could move as a family and not have the worry of a chain possibly collapsing- We are moving a rather long way.
The dev we have bought on has been selling very well (only on 1st phase) and in particular the type of house we wanted. That said the developer gave us £5k more than the selling valuation and we also got a 5% discount with carpets and other types of flooring.
Ive heard that this particular developer doesnt usually lower prices when doing a part ex but we pushed hard that we would complete by their half year end and they reluctantly gave in!
I dont think you'll get 20% off tbh but you would definitely be in a stronger position if you could sell yours first.

Me and my wife are looking at a Taylor Wimpey home and they have said that they dont reduce price. Does anybody know if they do at all? we would need to part exchange but I thought it unusual that there is no negotiation.
That being said, it just had its price reduced by more than 10%, not sure if that is a good or bad sign.0 -
Play hard and you will be rewarded,some of us have got well over 30% off asking prices for our homes and its just business at the end of the day.i found a seller who was desperate and up against the wall with a time line.I used this information to gain a massive discount for my family but the sellers took everything including the front door bell. I never lost any sleep over the deal.:rotfl::rotfl: I even got the stamp duty paid..but we never paid it as my wife was a first time buyer..
A friend of mine bought ten units from one of the nationals for a 50% reduction in 2008..If i remember right it was a 180k for 360k asking prices..he rents them out..along with 100s of others.

Only deal I know the details off was £30k off £245k, choose the kitchen/worktops, all flooring coverings supplied/fitted, garden turfed, shower fitted over the bath, bath tiling extended higher, two extra sockets in the kitchen. No idea if there was any deal done on stamp duty or the other fees side of things, but I don't think so.0
