    I think Belway will hold out for a less demanding buyer, but you wont get it if you dont ask.

    20% would be unlikely even with out the other things your asking.

    It does depend on the development though, some times there is a deal to be done.

    Is 10% more like it? Just trying to guage where to come in at.
    Dev is fairly new- some sold off plan. House is £364,000 4 bed 1400 sq ft

    But buyers of my house expect huge discounts and new house builders have lots to sell- surely they expect people to ask for discounts?

    I have no idea about big house builders- my house was built by a small one who gave me 5% discount (but that was with a better market). Might be being totally unrealistic with what I want, but I just desperately don't want to get bitten.

    Has anyone bought a new house in 2011? How did negotiations go for you?
