    hcb42 we have spoken to ea and they will take 115 and no less. we seem to have been really unlucky (or unrealistic) about a couple of offers in past, with other houses, offering 10 per cent less than home report value and being told we are nowhere near it. our budget is a strict 118 and we were looking at houses at 130 and 125 and in the end felt we were wasting our time. husband feels we need something now but I am seriously wondering if we should rent for a couple of months and see if anything else comes up (or if people who rejected our offers reconsider ha )

    something does always come up - but on the other hand, if you are comfortable staying there for a while, then hopefully you wont see any drop in price when you sell, not like 2-3 yrs ago..

    It would worry me that it's taken them 2 years to shift it (IF you buy it now) - which could mean that if you need to relocate or sell on urgently you could be stuck for years waiting to sell it.

    I like an achievable exit plan if I can, having learnt the hard way.

    any ideas from looking at it online why its taken 2 years? only things i can think of are 1. its overpriced. 2. its near an electricty pylon. Would that put people off?3.Or just that the market is slow? Thanks for all the replies so far everyone.

    Personally I would not choose a property near an electricity pylon.

    However the main reason for any property not selling is usually the price being too high.

    In Scotland you need a solicitor to make a bid. Most will give you free advice and a good one will be be able to advise you what this property is worth. He will know things you may not have considered, like crime rate in the local area.

    I had a quick look at it, for me, the garden is very overlooked - there seems to be loads of properties able to see into it and therefore on to the back of the house. It's difficult for me because I live in a village with lots of space but that would put me off for sure. Maybe a townie wouldn't even notice that?

    Perhaps it's just that the market locally is dead. There does seem to be quite a lot of property for sale in PA4 (even if it's out of your range) so maybe nothing is moving? Do you see other houses getting sold often or was there just that one? It doesn't seem overpriced compared to the others for sale round about but if nothing is selling maybe everything is overpriced?
