Not enjoying this selling malarky!

This is the first time we've sold a house and to be honest - it's not much fun is it?!? I'm very impatient and while I knew it was completely unrealistic to expect people to be banging our door down to buy the house, I thought we might have had a bit of interest!

We put the house on the market 2 weeks ago ( I know... only 2 weeks!!), and had a viewing within a couple of days. The feedback was that the house needs too much doing to it. To be fair, the bathroom suite is grey and in an ideal world we'd replace it with white, and the kitchen cupboards are not modern. I've recently painted them so they look fine - but they're still definitely not modern. I like to think they are retro! I think this person wanted something modern. I'm hoping for someone who either likes "retro" or who wants to put their own stamp on the place so would want to change the bathroom and kitchen anyway.

Anyway since then we've heard nothing. I'd assume that if anyone was interested they would come in the first week or 2 after it appears on RM, is in the paper and mailed out by the EA? I think the price is probably the problem. It's at £195,000. I'm tempted to drop the price down to £189,950 to take is under the £190,000 mark, however we couldn't accept lower than £187500, and I'm wondering if putting the price that close to what we could afford to accept would be a bad move? Would you do that, or would you keep the price a bit higher knowing that you could accept lower? If it was on at £189950 do you think people would expect to get it for lower than we could accept?

So confused. I'm trying to convince myself that there's someone out there who really wants this house! Also - we have to move at the end of July. Not the end of the world as my new job is providing rent free accommodation for us for 6 months while we sell this house (and hopefully longer if we need it!), so the house will then be empty, and I'm not sure if that's good or bad in terms of selling it - is it more or less likely to sell when empty or do you not think it makes much difference?

Also - I do have to keep reminding myself that although it would be nice to have a buyer lined up before we leave, it doesn't matter as it's not like we have to pay rent where we are going and continue to pay the mortgage here. So maybe I'm being a bit hasty wanting to drop the price so soon, and maybe I should hold out for a while?

    You said it. Only two weeks, which is nothing in the current market, where you can find property that's been on the market over a year....

    People start looking all the time. Some people will start looking 3 weeks, 4 weeks after you've gone to market. Not everybody who might be interested in your house will be actively looking at the time you bring it to market.

    Keep on at the estate agent to get viewings. But as the previous poster said, it's early days yet.
  • Completely agree with the pevious posts, it is early days but I know what its like just waiting for viewings let alone getting your hopes up each time someone does make it through the door. As a right move junkie (looking for our "forever" house) with lots of friends doing the same, I'd say don't price too close to your lower limit for offers- buyers really mentally take of quite a bit from the asking price. Not a professional opinion ofcourse!

    I had a similar post up and my house had only been up a week! I was told to chill out and calm down. Everyone is right... the market is slow and we just need to be patient. I'm sure your house is fine for the right buyer. It will be 2 weeks tomorrow for us and we still haven't had a viewing. I naively thought they'd be a queue round the block. Oh well, I'm sure I'll learn a lot selling my first house as you will too. Let's hope we both have some luck. x

    So long as your house is clean and tidy I wouldn't really worry too much about your bathroom and kitchen and certainly wouldn't spend loads of money. When we sold I got DH to paint through downstairs to freshen it up but we left upstairs (and in my opinion it needed doing as hadn't been done for years). As it turns out the person that bought our house ripped out the flooring that was laid in the back bedroom, fitted an ensuite toilet and shower and is doing loads of other work so any extra money we would have spent would have been a waste. It is a bit of a lengthy process unfortunately.

    We sold quite quickly but took about 8 weeks to exchange contacts because our buyers buyer was dragging her heels. I was getting really stressed as I had to give notice at work as we were moving out of the area, find DS a new school etc etc. The whole thing from start to finish was a bout 13 weeks which is apparently quick, although when you are going through it it seems like forever. Use the time to have a good old sort out as if you are anything like me you'll have stuff in the loft that hasn't seen the light of day for many a year (stringless guitar to name one, and 3 christmas trees!!) and will be going backwards and forwards to the dump. The shed was bad too!!!

    Good luck, take a deep breath and stay calm, someone will come along and love it, after all you did.

    Hire a skip. Mine used to get emptied overnight.

    Seconded. Skip Hire Man brings skip, you fill it - skip hire man takes skip away. £150 all in for a Midi Skip for a couple of weeks or so. Saves you the wear and tear on the car, and the petrol.

    What are comparable houses on the market for and, more importantly, what have they sold for in the last year?
