    Thanks everyone. I'm going to try to calm myself down, be patient, and be grateful for the fact that my new job is providing rent free accommodation when we move so it's not like we HAVE to sell super quick in order to be able to pay to live in the new place.

    Our EA suggested putting it on at £195,000 and that seems about right compared to other houses locally. It's really hard to compare though. There's a 2 bed bungalow also on at £195000 and there's a 2 bed semi detached cottage at £199950. Ours is a 2 bed semi dormer bungalow. There's a couple of 3 beds at a similar price but these are both not in good areas. It then drops right down and there are 2 beds going for £150000-£160000 prices. Although these are much smaller - a single and a double bedroom and bathroom upstairs and lounge and kitchen downstairs, with small gardens. Ours is quite big downstairs with lounge, large kitchen, dining room and conservatory and downstairs loo, 2 beds and bathroom upstairs and a large garden. So I'm finding it quite hard to compare. The average price of a 2 bed house is lower, but there isn't really any houses similar to ours on the market. That's our problem I think - we need to find someone who wants a 2 bed, but is prepared to pay more for the size of the downstairs and garden - as they could get a 2 bed much cheaper. Also, ours is being marketed as 2/3 bed, as all of the other houses on our row (of 6) actually have a bedroom downstairs (which we use as our dining room). I personally wouldn't want to do that, but obviously others do. There is another dormer bungalow on the market in the village which is very similar to ours. It's also got 3rd bedroom where our dining room is. It doesn't have a conservatory, and the garden is tiny. It does, however, have a garage and is only a couple of years old. It's on at £250000 which I think is REALLY over priced!

    Anyway. I hope our lower limit is realistic. We're not really in a position to be very flexible unfortunately. We realise selling now isn't ideal, and that actually we probably can't afford to do it yet. If it wasn't for the fact that this opportunity has come up for us work wise meaning we have to relocate we definitely wouldn't sell for another couple of years - by which time we wouldn't have the £3500 fee to get out of our fixed rate mortgage, and would have paid a bit more off the mortgage - meaning that we could afford to drop a little bit more.

    It might be worth checking with your mortgage company - your mortgage might be portable, or sometimes as long as you take out a new mortgage within 6 months you can go back to your original mortgage and they will refund the ERP, which would help a little bit.

    I agree with the other posters, don't panic too soon. And don't get too spooked by one set of feedback, wait to see if others agree with them.

    All asking prices, for unsold properties. People can ask any price they want, it's not as important as what prices properties have actually sold for in your area. Check http://www.houseprices.co.uk or rightmove's sold houses feature and find out what you are really competing against.

    as other folks have said, 2 weeks is nothing to wait! my flat has been up for 10 months with 0 viewings including a 18% price drop. im in a similar position, in that im leaving the country in october, so need it sold by then. But any lower and we are talking silly money, and i would rather have some savings than throw any more money at my terrible flat. im preparing to rent mine out so have kind of given up on selling tbh. you could always do what thousands of others have had to do and become a landlord (easier said than done though! didnt know if renting was an option for you?

    i would try to be upbeat and look at your new opportunity as a step in the right direction. took me until after the house crash to realise bricks and mortar are just that, and not worth holding my life back for! :o

    I put mine on the market around this time last year, a bit of interest but no offers, after a few price drops I got more interest, it wasnt until February that I got an offer. There was a spike of buyers in Feb but they are all sorted now and now there is no-one looking again. Last year I think I missed the boat by a few months as I think there is always a bit more activity between January and April and then it quietens down for the rest of the year. Of course this is my observation in my area (south east) so I hope it is a different story your way.

    I'd agree with that - we accepted an offer in March, and to make the chain two others put their houses on the market then and sold within a few weeks, but the chain fell through and now all three of us are sitting around waiting for new buyers to show up.

    I know exactly how you feel. We’ve been on the market and had 3 viewings, 2 of which we’re completely unsuitable (1 wanted 3 beds and a garage and 1 wanted a bungalow??). We’re in a super rush and if we don’t move within a month or so then we won’t be moving. Where we are moving to is no longer willing to wait and needs the cash asap.

    We dropped the price last week and the agent hasn’t made any deal about this. They’ve dropped the price as instructed but we asked if they could promote this and so far they haven’t added any banners to RM or in the paper. We’re planning on seeing them early next week to have words. As if they don’t sell it soon we shall be completely taking it off the market!

    We’re starting to feel like our dream house (very cheap) is about to fall through and we’ll be stuck here for a long time L
