RM is standard in England but obviously the NI market is not the same. Is your agent advertising the house everywhere that people are looking over there? Is there anywhere else it could be advertised?
Try asking specific questions of your agent - does anyone ask about your house e.g. asking for details? which houses are they asking for? how many buyers has he sent your details to i.e. when people come in and ask about 3 bed detacheds, does he give them your info at the top of the pile. If people are taking details and not following through for a viewing, get him to ask for feedback on why they don't want to view. Find out what is putting people off.
If your agent has decided that it is overpriced and isn't even bothering to offer it up to potential buyers, you need to ditch the agent. If he is getting feedback from potential buyers that they don't want to view because it looks expensive for what they're getting, either update the details to show the place off as better value or lower the price.0 -
property pal is a key site for NI, although I cannot identify the house from the details here.
OP, you do definitely need online presence on the best site for your region, also hound your agent to see what they are doing0 -
Hi, as others have mentioned, Rightmove is not applicable to the Northern Irish market as we have our own property portals, namely Property Pal and Property News. With this in mind I was unable to locate your property details from your description and asking price so it seems that you have no online listing which is a major worry. I would estimate that 75% of our buyers see their property on one of the 2 websites I mentioned above with the rest coming from sale boards, brochures in our office and email alerts. If your agent has not bothered to list your property online then they are a waste of time and need to be binned quickly. From what you say about price it does not seem feasibe that a 3 bed detached house in Lisburn for £112k has had no viewers in 9 months. Something is wrong and it needs to be pinpointed quickly. By the way, I do not work in your part of the country so dont worry about an EA knowing your details. If you need some advice on why it is not selling then please send me the link to your property privately.I am an Estate Agent with my own business. There are good and bad people who work in this industry but we tend to get a bad rep from the actions of the rotten ones. I am here to offer advice and give my opinion on property related matters but always take this advice: Do your own research before committing to anything.0

The only consolation I can give is that if you are upsizing, then that house too has halved in price, so it's cost you less to move up!0 -
I would usually agree that if a property has been on the market for a long time, then its the price. However, if potential buyers don't even know about the property then they can hardly make a decision about whether its too expensive. Your estate agent needs to advertise it online eg Property Pal and Property News. They need to email potential buyers about your property too. Also if someone asks to view a property nearby with a similar price bracket, they need to add your property onto the viewing e.g something along the lines of how about this one its only around the corner etc.0

A local EA in my old stomping ground doesn't use rightmove. He does put all property on his own website but even when you google the name on his signs, his website is about 4th or 5th on the list. And not only that, but because of the quality of the neighbourhood, come 5 o'clock when he knocks off, the roller shutters come down and cover over all of the adverts showing in his window. I think maybe he advertises in the local free paper which has an excellent property section but the paperboy does have a habit of delivering them all the to the local recycling bin. For some reason, I have never ever seen a "sold" board over one of his signs.
