Starting to think there is something very wrong with our house

Hoping to get a bit of advice about our situation.

Our house has been on the market for just over nine months, we have had three different agents so far, and three price reductions.

Believe it or not we have had no viewings, at all, none.

The market is quite slow where we are, but houses are selling here and there. In the time we have been on the market four houses have sold just around the corner from us.

Its a little difficult for us to compare our price with the exact same houses as none on our street have been on the market in the time we have lived here.

If I go off the four in the next street that have sold, 1 went for 149k, another 140k, another 138k and the most recent one to sell went for 135k. Although they are not the same house as ours, they have the same specs, as in, all were three beds, detached, off road parking, 2 baths.

Ours first went up at 129k, we then put it down to 119k, now it is up for 112k. Still no viewings.

We got a workmate to come and look at it and give us feedback, and they said there was nothing wrong with it so that didnt really help us lol.

Curb appeal is fine, tidy, neat, gardens front and rear done, fence painted, new shed, driveway tidied up, house inside is tidy, clean and painted all through, floors swept and polished, all repairs that needed doing before it went on the market have been done, so I dont really know why we are not getting the time of day.

We still owe money on our mortgage, and have worked out that the absolute lowest price we could accept is 105k. So we could knock another 7k off it but is it worth it going off the fact we have already reduced three times and it didnt even get us a viewing.

If we call or go into the estate agents he just says to reduce the price more, he never gives us advice on what else we could do.

I dont really want to put a link up right now as I wouldnt want anyone to see this post and know what our lowest price would be etc.

If anyone has any advice it would be fantastic.

Is that Lisburn, NI? Haven't prices fallen through the floor in that part of the world? Not good for sellers I don't think.

    Welcome :)

It might be more helpful to you then if you remove the information about pricing from your post and let us see the house instead because that will help people offer more advice to you.

You won't be able to post a full link but if you put in a couple of spaces, we can work it out. Or tell us where to go and someone else will post the link for you.

Yes, just outside Lisburn, NI. I know its not great over here, but I didnt expect it to be this bad, as in, no viewings at all.

It seems to happen quite a bit. My friend has her house on sale for 139K reduced from 159K. It's been been on the market for 2 years in August and she's had not one single viewing in all that time.

I can't find any 3 bed, detached homes in Lisburn for sale at £112K on rightmove.

What has your estate agent been saying? Do they think it's still on the high side? Any problems?

They just say to reduce the price even more, which is fine, but other than that no advice for us, we told them to price it to sell as we need to move by november.

Its not on rightmove as we could only find one agent over here that advertises on RM, reeds rains were the only ones who do and we didnt want to go with them as friends had problems with them.

Is there a northern ireland version of rightmove?

For me when I was looking, albeit in Manchester, if it wasn't on Rightmove I didn't see the house.

I would say not being on rightmove is your problem but then if no one puts houses on Rightmove then you're all in the same boat.

hi, don't know your local area at all, but it would seem crazy not to be on Right move, otherwise you are only attracting buyers from your very local area. Like it or not Right Move is the best and only way forward.

    Good luck
