    Sm9ai - this is much more important than house prices - do you know which shops will have it? My kids are expecting one for Xmas.

    Actually I meant 15th. But basically go and ask in your local stores. Not everywhere will have them as some will still be filling pre-orders but some of the bigger stores should have some.

    Having said that if I'm wrong then oops!
  • LOL! The Lemmings answer tickled me. We have decided that we will put in an offer on the house we have seen (Less the cost of the work that needs doing to it) and see what happens. (obviously when we have a buyer for ours - sometime very soon I hope) I know there have been lots of viewings on the house itself but no offers because EA told me - that in itself should tell them that it is overpriced for the work that needs doing. Would have no problem paying full AP if nothing needed doing but £220k is a serious amount of money. If others want to jump in and have money to burn I will let them do it - I will be making a prefectly calculated decidsion (she syays through gritted teeth!) and if we lose the house then so be it.

    On a separate note we now have two viewings for our house tomorrow with separate agents (decided to go for joint agency instruction because nothing was happening on the house sale front) - why is nothing ever straight forward!!!!

    Work this one out, I have a 2 bed 2 bathroom garde flat in west london, bt earlier this year (as a 2nd time buyer) for 285K

    Developer next door has tarted up next doord identical flat and wants 450k???????????

    you cant get the rent to support even io mort payments on this, yet under offer at asking, who is crazy?
  • It's a quiet time of year and there are not so many properties on the market. If someone is eager to buy in your area then the only house available is top price, bottom price and average.

    The vendors will be happy, if the buyers can afford the ridiculously high price they may be happy. It's a win-win. Also, what is the quality of the decor next door?

  • Its not finished, they are selling whilst builders still in, but top end spec

    Still seems a bit high tbh as top rental for this area is 350 pw for 2 bed garden, but maybe cash buyer i don't know!

  • Ok - so many houses are overpriced, but the price of a house is what someone is willing to pay not what someone wants to ask for it. If they are still selling then they are not overpriced and you just have to accept that the area you want is out of your price range.

    I had a cheeky phone call from an EA the other day, we looked at a house for 400K 4 months ago and offered 350K for it (as we also though it was overvalued). It was declined so we bought elsewhere.

    Got a call the other day saying my offer of 350K was now acceptable to the vendor and would I like to proceed, I said no. The house was then remarketed that day at 320K talk about cheeky!
