Land Registry - no record of house sale

Are all house sales shown on the Land Registry website?

A house was sold at least a year ago but the sale has not been recorded by the Land Registry on their website.

Are there any reasons why this might happen?

    No, that question yesterday is irrelevant. My question is a different. I saw that post and decided not to hijack that thread precisely because my question asks a different question.

    ps) It still doesn't answer why a house that has sold a year ago doesn't appear. But the same question is in that topic as well without an answer.

    Not all property sale prices are shown by the LR. Hence they do not show up on the various companies offering access to sale prices.

    Ours is still not showing after buying it 15 months ago...i wonder why?
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Do you mean sales, or prices?
    The sale should be shown (ie the Title should be registered in the new owner's name) unless for some reason the buyer/their solicitor failed to send the required documentation post Completion.

    I believe prices of certain sale catagories (ie auction sales, repossessions) are excluded since they would alter the price index data - however I am not 100% certain of this.

    Do you mean that it is not showing on the sales data that some sites buy from the land registry eg houseprices.co.uk? Or do you mean that the land registry itself is saying that they don't have details of this most recent sale?

    If the former, then it could be an excluded sale if it has been classified as a company purchase or a repo (rightly or wrongly) or just a data error. If it is the latter then you need to speak to the land registry and your solicitor and sort it out - it could be that the deeds haven't been registered in your name. This is an oversight that needs correcting urgently.

    I mean i can not find out from any of the listed sites that it has been sold...i have not checked the land registry as it costs £4 i think ..any ideas apart from the obvious one.. it was not a repo but i registered it in my wife's name for stamp duty reasons and i was later to be added as it was a cash sale.

    Make up your mind! For the sake of £4 you don't know if the sale has been registered? Words fail me!

    So which 'sale' are you concerned about? The repos sale to your wife, or the addition of your name?

    As said above, repos prices are often not recorded, so the 'listed sites' won't show it. You name being added does not constitute a 'sale' so.....

    Get out your debit card and check the LR!
