trouble is some people dont care for others property but when it comes out oftheir pocket ie their deposit its a different matter. There are a lot of people saying to pay the costs myself , what a way to run a business give up at the first hurdle , I would have cleaned the flat if I was renting it myself before leaving as common decency and if people cant do that then they will have to pay , simple as0

The very best people to have as tenants are young professionals who are out for 14 hours a day. They do not wear the place out, do not keep pets, and rarely cook because they eat out or get a take away.
I do not think it is possible to discriminate based on personal habits because some people are just slobs and others are neat freaks. While I am sure we would all rather have a neat freak as a tenant you cannot demand it! So if you want to have investment property you just have to get used to the idea that some people are not as fussy as others and that their habits are not illegal. My pet hate is lime scale and so I just put those blocks you can get in the toilet at every tenancy change and leave some lime lite in the kitchen. Some people do not know how to clean and others just do not bother.0 -
Interesting thread. At first I thought it was the landlord trying to get every last penny out of the tenant (sorry). But having read through it all it sounds like you had really bad tenants and you should get as much out of them as possible as they will give us good tenants a bad name.
Having said all that is £80 worth the added stress levels?0 -
I have just heard from the LA , they are going to pay the difference as the guy keeps going in the office and giving them grief , so I am glad I hung out , I would much rather return the full deposit cos that would usually mean everything was left in good order , all tenants are different I know that and I am not out to rip anyone off , I used to be a tennant myself. As for stress , there was no stress on my part , I knew I could cover the £80 so getting it was a bonus and I like an argument anyway. This is a business and as such I wont throw money away. Definition of wear and tear scratches accumulated on your car over a period of years not scratches where someone has run down the side with a sheet of sandpaper. Cheers for the comments everyone , I am happy with my way of conducting business as from some peoples comments if they were in similar situations I would be £80 up by now .:money:0

Well done. I guess this thread will end now - too bad, it was getting interesting. I have been letting property for several years now and, fortunately, have not had any serious problems with tenants. There has always been an end of term mutually satisfactory agreement between myself and tenants on the deposit. They were all very happy with either getting all their deposit back (which made me feel good as well) or the deductions that were made, which in every case was less than they thought. Tenants and landlords provide a service to each other. Good luck.FREEDOM IS NOT FREE0
