    Just because your an estate agent doesn't make you an expert at all.

    The poster wants more interest and wants to sell quick, the simple answer is to make his price more attractive and hopefully get more viewers through the door.

    I would remove the pots from on top of the cupboard as it looks like you do not have enough space. Even better to move the ones off the shelf too and the collander.

    You said it it can't partially be a buyers market, well it certainly isn't a sellers market, is it?

    The market has stagnated at present and will continue to do so until it corrects itself over the next couple of years.

    Motivated sellers that price accordingly, will sell.

    Anyways, I put my two pence in for the OP.

    Do you think we could stop squabbling over the OPs discussion? A market needs buyers and sellers, and Bristol Ben is no doubt an amazing property expert.

    I think of Plymouth in terms of Medway (except you still have a working dockyard without brown heritage signs all over it). Areas like this do well in boom years, so you really have to be on top of your game. Right now people want bargains and will be incredibly picky.

    The listing only states general location rather than the actual street name. This could put off potential bidders that are looking to buy in a specific area. Other than that the house looks very nice - not sure about the yellow exterior though, might be worth spending a little bit to get that repainted in a more neutral colour or return it to the natural state to match the neighbouring properties.

    If people don't know the area, and aren't looking for your specific road, then there are plenty of other houses that "look just like yours" starting at £99k in your postcode.

    One of which is this one at £107,500 http://www.rightmove.co.uk/property-for-sale/property-29915728.html - and it's not alone.

    There's competition out there. People won't be looking for a house in your street, or yours and the one round the corner, they'll be looking across bigger areas.

    Personally, househunting, I always skip right over the whole of Plymouth.

    Hmmm...surely by the property spec the 3rd viewers would realise that stairs would be necessary to get to the bedrooms! They ought to look at some bungalows.:D

    OP - I actually quite like the lemon exterior. Nice & bright. Wouldn't put me off. Downside - Is that flats behind you? I wouldnt be keen on that. Maybe the outside pic could be taken at a slightly different angle so it dosent show the flats...? If countryside is only a walk away, I'd definitely feature that in the listing.
