So we’ve been on the market for 3 weeks and only had 3 viewers. First ones wanted a 3 bed really and was surprised there was no garage (????), second one was very interested and saw 3 other properties through the agents and now ignores their calls (...) and 3rd one came and said ‘oh I would have preffered somewhere with no stairs’.
We’ve spoken to the agents and as we’re in a rush (we will lose our on going property soon) they have suggested possibly dropping the price for a quick sale. They said the main reason ours wasn’t grabbing attention was because of another property in the area, very similar to ours but with a good garden and bigger kitchen. The agent explained it was the same price (ours is in better condition) but people we’re attracted to it because of the garden and so that one was getting more lots of viewings. BUT that one has now sold and so apparently we are now ‘the best house in the area for the price by far’? Like I said apparently!! But they also added normally they would recommend keeping it on at the current value as they reckon it’s good value for money!
So Im wondering if you lovely people would be able to offer me some feedback? I’ve noticed this morning that another house in the area (different agent) has been dropped to 114. Again they have a garden, bigger kitchen. But we have bigger bedrooms, front room and in nicer nick.
We really need to sell asap, and we’re seeing our mortgage broker next week to see if we can afford to have 2 houses at once until this one sells (yes the on going house is that good a deal we really don’t want to miss out!!!)
Thanks guys, be gentle! Lol (Oh and I know there are some on there a lot cheaper, but these are flat roofs which tend to knock about 10k off the price as they constantly need repairing!)

The market is very price sensitive at the moment and is a buyers market.
Is your current price your advertising at, your price or what the agent said.
If you are super keen to move, I would drop it near to a price you would be happy to accept.
Sounds as though the few viewings you have had through the door are all wrong, but agent might just be sending them to satisfy you with some viewings.
Its a nice sized house with nice interior.
I wouldn't take too much notice of what other houses go on for.
Pricing realsitcally is the key in this market.0 -

We would like 15 for it, but would take 110 if it meant losing the other place. If our buyer was happy to move in a few weeks I think we could drop to 107, much less and I'm not sure we can afford it!Green and White Barmy Army!0

Look at Bristol Ben the expert.
It is a buyers market in the sense that they hold all the power. Yes there isn't a massive supply of property, but buyers can still be very choosy.

I think the interior of your house is very nice.
I would say that the lack of a garden is the main sticking point.
Access to the garden is through the kitchen? (not clear from pictures but floor plan suggests this)
Is there an area immmediately outside (below the raised area) where you could put a table and couple of chairs? If there is, then I would do this and get a picture up.
From the street map it looks like you are surrounded by lovely countryside so lots of walk to compensate not having a garden. Could this be highlighted in the blurb? Is there a park nearby?
I am trying my best to think of ways to minimise the garden problem. To be perfectly honest this is unlikely to be the perfect house for a young family. Do you have a family?
So, if not for a family then you are looking at a couple -any age - newly married and first home, a downsizer, etc etc so you must try and get your advert to reflect the possible buyers(so to speak).
Sorry if this is not very helpful - just being honest - if others disagree they will be along to say so and you'll be able to take their ideas on board!
My final thought, and you would need to do some very careful research (plus look at threads on this board for information, this looks a perfect house to rent out! Might this be a possibility?0 -

Not sure what you expected ? A quick sale will often need a competitive price to generate interest. Let alone find a proceedable buyer.
Looking at RM there is a considerable amount of 2/3 bed property for sale in your locality. So maybe do your homework on what's available in the market before deciding what to reduce it to.0 -

Correct. I am an expert. The property market is my day job. Whats yours?
Yes buyers can be choosy, but equally sellers can say no and hold out. With interest rates so low, in most circumstances there is no driving reason or motivation for people to move.

I also disagree with Bristol Ben. It is a buyers market, they can be as choosy as they like and are being.
Anyway, I think that you are currently marketed at the price of nicer places. £114,950 seems to be more like the right level but there are already a few at that price.
If you want/need to sell than you'll probably have to drop down nearer £110k. Or, like Ben suggests, you can say no and hold out. Although I'm not quite sure what you'd be holding out for. Prices even lower in 6 months time?0 -

Includes a number of duplicates. But a mile radius search of the OP's locality on RM for 2/3 bed houses between £100 and £120k returned.
