I know. You'd think it would be enough to place some advice on a post in a thread on a website, and be able to rely on every buyer for the next 10 years taking the trouble to seek out that advice...... I keep warning people and yet people keep posting on here.
But no, for some reason not everyone seems to read it, and you find people asking similar questions again. Sometimes even in the same month!0 -
The problem with services like conveyancing is that human beings are involved and qualified or not they still make mistakes and cause delays. Using my recent purchase as an example, the vendor used a well respected local firm in Devon. The contract came to me with my girlfriends name and her different address on it - she is not involved in the transaction !!
The other problem is that most useful information on this type of forum comes from professionals with a vested interest who understandably are looking to preserve the value of their profession.
What most people are clearly asking for here and on the many similar posts is a company name, reputation and possibly a rate. Whilst that information is not provided, the question cannot be considered answered.
This forum is crying out for a specific sticky conveyancing thread with some clarity on professional fees, search charges, land registry fees, stamp duty etc. Combine that with an honest, unbiased appraisal of regularly used conveyancers and everyone would be happy, barring possibly one or two professionals.PLEASE DO NOT STEAL

Conveyancers and removal firms are falling over themselves for business at the moment - something to do with a disasterous slowdown in the housing market.
I am using a company called NBM Eason for my purchase (Paul Eason) from Ashby-de-la-zouche. So far so good, having exchanged and a couple of weeks until completion. Unbelievably cheap fees. I have not been in a huge rush though and not sure how things would have worked if I was.
Looking at using McArdle estates, Coventry for the removals - anyone had experience of these people ?
Glad you had a better experience with these people then I did and a whole load of other people. Rude, incompetent, and you never get straight answers out of them! I wouldn't recommend these to my enemy let alone friends.0 -
Surely the £1400 fee quoted from the locals includes all the extra fees and VAT, so may not be that much more than this cheap one once the cheap one starts piling on the extras.0

I was returning to this thread to confirm that NBM Eason did a great job for me. Without going into too much detail I dealt with 2 highly efficient admin staff and 2 qualified solicitors. There were several abnormal issues and I was under a lot of stress. All the people I dealt with were patient and pleasant at all times.
Guessing that you created a new ID to make this point, so would be interested to hear more about your experience and names of the people you dealt with. You also commented that a whole load of other people have had poor service - where is the evidence of this ?
