    Well I hope they will call Monday/Tuesday as the Application went to them on Wednesday last. They can take a few more days if theyre going to approve me tho!

    Im worrying myself reading all the bad news stories on this site and others and I hope unduly. Afterall, bad news spreads much faster than good news.

    My HSBC 90% Mortgage was approved last week! Everything went smoothly, the underwriters only came back with one question then it was given the go ahead, i was too nervous but the mortgage manager at my branch assured he couldn't see why they wouldn't approve it. I'm 23 and earn 30k p/y, have 1 child and a fiancee who doesn't work to support, also have about 7k in loans to repay (car finance), but have never defaulted on anything.

    Good luck, but be optimistic, and appeal if it doesn't go your way!

    Arrgh! Still waiting on Underwriters.

    Mortgage manager called to clear up a few questions the underwriters were asking about monies coming into my account but no tell tale yes or no yet!

    IM going nuts here!

    Thanks, i had the same questions from the underwriters regarding money going into my account, I'm only left with around 700 a month after everything leaves my account, still enough for me personally to live comfortably, I would deffinatley imagine you would have an answer by today or tomorrow, there pretty fast acting.

    HI again!!

    Just an update! - got the call today and Mortgage has been APPROVED!!

    thanks for all your help and comments - wow its stressful being an adult!

    I have been told that HSBC are the toughest or one of, to get a 90% mortgage from an so have been worried but wanted to at least try for the best rates.

    2 years ago my score with experian was 494. This was due to a CCJ that should not have been in place ( car insurer was at fault as they didnt pay the 3rd party in time). I successfully got this removed and reimbursement for my 20 hours of work though FSO decision. When removed and my score jumped to 999 immediately.

    Recently i also noticed late payment notices by Orange and these too were false and have now been removed.

    My point in this rambling is, and i found this type of post useful in the past so apologies if some dont, check your credit file!

    If something looks wrong then query it and actively seek to improve your score (credit file rather) as best you can. 90% mortgages are attainable from HSBC as Liamwilliams and I have attested to. Many message boards are all doom and gloom but I thank you all on this particular board for your support and I will hopefully enjoy my new home when I move into it....hopefully soonish!

    That's great news!! just like you i was stressed but it felt awesome hearing the words 'approved', especially after hearing bad news on hsbc mortgages and them cherry picking 90% applicants!

    I've had a message saying it's now in the hands of the mortgage center, and am awaiting the house valuation, still a few weeks from completion but it will be well worth it!

    Same here re: Valuation. they have been instructed to do the valuation but should be ok as house adjoining just sold for £170k and the one we want is even nicer!

    They may be cherry picking but its been a fluid process thus far!

    I have just been sent to the underwriters for approval. I am hoping to get 75% mortgage but they have informed me that they don't disregard consent to let mortgages even though there are tenants in the property paying 200% of the basic interest only payment so I have a feeling we will be rejected. Luckily we are just looking to remortgage and save money by getting a better deal and not requiring a mortgage to complete on a house.

    Still it's a difference of £305 per month or 3.3% interest. Fingers crossed

    Hi I have just found your forum from google. I am looking to move house and take on a new lender. Basically a remortage my ltv will be 78%.
    I am just trying to gauge if HSBC are regarding as good lenders. I am a Advanced customer, do i use a broker or use there no fee tracker????
