Solicitor's fees - do these fees seem reasonable? EA's recommended solicitor v local

Had a quote from our EA's recommended solicitor. They work closely with the agent, are based next door and have been in business for a year or so. They don't charge legal fees on failed exchanges.

Are these fees reasonable?

Sale of our property at £192k:

Legal fees £595.00 plus VAT
Telegraphic Transfer fee £35.00 plus VAT
ID checking fee £12.00 plus VAT
Office Copy Entries £8.00

Total inc VAT: £778.40

Purchase price will be £260k max:

Legal fees £595.00 plus VAT
Telegraphic Transfer fee £35.00 plus VAT
Stamp Duty filing fee £75.00 plus VAT
Land Registry fee £280.00
Land Registry searches £8.00
Local Authority searches £115.30
Water, Enviro & GroudSure searches £122.40
Plus whatever stamp duty will be.

Are there any other costs that are likely to be added?

    From Solicitors I know, that is about average and what I would expect to pay

    Not unreasonable overall - but why do they charge extra for filling in the SDLT form? Why can't they include it in a (higher) basic fee?

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

    Sounds about right, but as it was recommended by the Agent I would shop around first.

    We're paying £400 plus vat for a sale only (cost of home that we're selling, which I know makes a difference, is £280k). That wasn't the cheapest either. We did have a quote of £360 + vat but it turns out there was a conflict of interest, so we couldn't use him.

    With a bit of shopping around you should be able to trim about £150 off those costs.

    Note what Richard has said. The firms I use most regularly are the ones who include the costs in their single fee and don't list loads of add-ons, only the disbursements.

    Thanks everyone. The solicitors we used when we originally bought the house are 90 miles away, however we're getting a quote from them too. Have had a look around at other local firms. One 'is equipped to provide the new Home Information Pack necessary in modern conveyancing.' :eek:

  • The fees appear to be about average, but , as Richard says, the SDLT charge should not be shown separately. Do shop around, and also ask friends and work colleagues for recommendations.
