URGENT advice needed. Letting agent threatening to change locks on my door

    Re the mortice lock I only lock it when I go OUT. When I am inside the flat I just use the original (non mortice) lock and put up the chain. So, a person doesn't need a key in order to get OUT of my flat but they would need the mortice lock key in order to get IN.

    I just knew that you were going to say that you don't lock it when you are inside! It doesn't make the lock compliant, though.

    An HMO is a house in multiple occupation - think of bedsits. Can you describe what sort of flat you have and how it is connected to the outside in case of fire? Who else shares use of that connection?

    a county court judgement against the OP? for what exactly, these just sound like scary words being banded about, a CCJ gets issued if the defendant is required to pay costs and doesnt pay as ordered by court, its not something that gets applied for by the applicant

    It's a large building containing about 60+ flats over 5 floors. Each flat is self contained and the flats are 1 or 2 bedroom, I think. There are communal hallways. To exit the building you need to walk along the corridor. Then there are various "swing doors". You take the staircase or the lift down to the ground floor where there are two main entry doors to the building.

    From this information would you say it is illegal for me to have the mortice lock on my front door?

    I can tell you now that a mortice lock on a fire exit door is not normally acceptable.

    What change is any of this going to make to your argument with the LA? What outcome are you trying to achieve?

    I used to live in a property like this, and the doors had to be swing doors (automatically closing) for fire regs, but I also added another lock as I didn't feel safe enough with the latch-only lock. I didn't need a key to get out - but I did need one to get in. This didn't stop it from being a fire door; it simply made me feel more secure! However, another flat owner took out the 'swing' bit of the door so it didn't automatically close - and *that* was a problem.

    but thats not a CCJ, a CCJ is issued if the judge has ordered you to pay those costs. either that may not happen or if it did, you would pay the costs and therefore not incur a CCJ

    A CCJ is completely avoidable - just pay for the cost of replacing the lock!
