Dream house came up - but cannot buy due to my own fault

    The EA is almost bound to tell the vendors your history. It's up to them whether they take you seriously. I guess you'll have to offer higher than anyone else.

    10 days is not too long - go and have a heart to heart chat with the EA. Maybe it will help.

    Basically you're a bit shy to go back to that EA, I would be too. But if you really want that house, go for it, just explain that circumstances have changed for the better.

    Are you sure this is your dream house? just in the last 10days you'll have let down the first vendor and now your landlord.

    at the same time if it really is your dream house the EA has a job to do and aslong as you have the paperwork backing your mortgage ect she should eb more than happy for you to view it, after all she can't afford to be petty if she wants her commission

    Go for it. She has to pass on a written offer by law and she is allowed to tell the vendor about her experiences with you. However, if you say apologise for taking her time on the original deal and assure her that this time it is different for reasons x, y and z then you might get a better reception. Just make sure it doesn't weaken your negotiating postion.

    She is human - she will be annoyed but will want to sell the house. As long as you aren't in competition with anyone you'll probably find it will progress as any offer it better than none. Buyers pulling out is not rare.

    Go for it, you might get the house, and if it really is the one for you, then you'd be daft not to try.

    Options:

    Try and either get it or not get it

    or

    Don't try and definately don't get it.

    It's a no brainer to me.
    saving up another deposit as we've lost all our equity.
    We're 29% of the way there...

    who would seriously consider buying a bunch of flowers for an estate agent because they decided not to go ahead with a house purchase? They are in business to make money and should be very keen to show you the house you now wish to buy as you're a prefect purchaser as a FTB. For the first time for many years they are having to work hard for their money as it's no longer enough to put up a For Sale sign to guarantee lots of nice commission. It's just business to them and your money is as good as anyone else's. Good luck.

    You've wasted a lot of other people's time, caused them to faff about with taking houses on and off the market, more than likely disrupted their lives, messed up the next people in the chain as well, and generally been an absolute nightmare example of the timewasting buyer from hell.

    Grow up and start honouring your commitments.

    Stop offering on houses until you have the funds/mortgage in place and are 100% sure you are going to proceed.

    And the law should really be changed to force idiot timewasters to pay compensation if they then pull out of a deal.

    Ask for a viewing.

    If indeed it is the dream house make an offer. At the end of the day the agent has to pass your offer on, they could say unreliable etc. but i bet the vendor will hear, rented no chain, bit of a pain, keep house on market until survey.

    Job done. :)
