Dream house came up - but cannot buy due to my own fault

Hello!
We pulled out from a house purchase because an opportunity has come to buy our rented house which is much better and a bit cheaper too - plus not having to move again (5th time in 7 years with 2 kids, joys of private renting).
I suppose pulling out happens and EAs are not unaccustomed to it but in our case we were not good buyers from the onset - slower than intended with mortgage, survey etc, so to be perfectly honest we wasted a lot of the seller's time by not being very efficient.
So when in the end we didn't go for the house I suppose the EA was very angry at us - especially as she'd been on our side despite the delays etc - so much as she didn't even acknowledge the receipt our message advising of the offer withdrawal. I don't blame her.
And now voila - a house of dreams came up, one that we have been waiting for for a year of looking and viewings. And of course it is with the same agent.
I am dreading even calling them about the viewing and they probably wouldn't consider us serious enough after what happened with the previous house. It wasn't good, lots of pressure from the EA and the seller even put it back on the market while we were still active buyers, "just in case".
Anything we can do? Or just forget it and buy the rented one as we intended?
All I wanted my whole life was a perfect house and God knows I worked like crazy for it which is how I ended up being so picky, while the perfect house kept eluding me until it is probably too late now.
Any thoughts?

Ironically, now we have the mortgage approved and the solicitor is lined up so every chance of being a quick and good buyer this time around.0

Is it the same price?
There might be delays getting the mortgage changed.
If you will regret not looking at it then go and look at it.0 -
I'm not clear - is the 'dream house' the one you rent? In which case ignore the EA and just talk to your landlord about buying it.0

How many dream houses are there? The first one that you pulled out from buying, the renter, the new one...............0
-
Is it possible that "the dream house" is always the other one?0

The EA wants to sell this house ASAP, so just go and view and if you like it proceed as quickly as possible, after all it is the vendor who has the power to accept/reject any offers. Just don't mess them about0

Had you taken the trouble to buy the EA a bouquet of flowers to acknowledge all the help she gave you and in commiseration for all her wasted work .....No reliance should be placed on the above! Absolutely none, do you hear?0

Asking price is 10K more but it has a garage and is in a slightly nicer road.
I am not sure the EA will even let me view it - and if they will and we are to make an offer then I am certain the EA will not treat our offer as a serious one (esp. if there are other interested parties) and will probably explain to the new vendor why.0 -

No, the dream house is one that came on the market after we pulled out of the previous purchase with the EA and after we offered to buy our landlord's house in which we currently live.0 -

We pulled out exactly because it was not perfect - I guess we were just exhausted after looking for a year and spending 1,200 a month in rent and that house ticked most boxes.
I have been lusting after this road (where the dream house is) ever since we started looking at houses but nothing was ever for sale since 2008.0
