I've seen both side of these arguments. I rented for years and had a constant stream of baliffs after one couple at an address for two years. They were always fine once we proved who we were. As a tenant I always left the houses/flats in the same condition as I found them - it's just the decent thing to do really isn't it??
On the other hand I watched a stream of tenants absolutely wreck my grandmothers house which my dad had to rent to pay for her care home. They didn't give a damn about how much they trashed the place - and this was so say managed by a property company!
There's good and bad out there in everyone. All we can do is treat people in the way we would like to be treated and hope it might have an effect somewhere down the line.
#1 - Send the paperwork back with a covering letter explaining your circumstances - recorded delivery. Keep a copy for yourself. If you're not sure if they are legit, contact the Law Society - they MUST be registered with them if they are legit (I know I used to work there and issue their practising certificates). And keep an open mind about this woman's circumstances - I find if you expect the worst, you usually get it.
