What kind of planning permission for replacement dwelling?

Can anybody please tell me what type of planning permission I need for a replacement dwelling... full or outline? Cheers in advance...

Why do you want the permission?
Is it to sell the land with its benefit or do you actually want to build the dwelling?
If you simply want to sell the land with the benefit then you apply for outline planning for a [general description e,g, 3 bed detached house or a two storey dwelling of xxx sq metres floor area].
If you do want to build it you can either make a full application with details of what you want or go for an outline, get it, and then supply the details as part of a "reserved matters" application.RICHARD WEBSTER

Thanks for your reply. I want the permission to sell with the property/land to make it more attractive because the current property on it really needs demolishing... but how would this work with the local authority? Would they not see it as an application for a second dwelling on the land, as there is already an existing one? They kind of gave me the impression it would have to be full planning permission as it would be for a replacement dwelling.

I'm not sure. If they are saying that a replacement would have to be a full application it may be because the use has already been established by the present dwelling.
You could ask them if they would consider an application for the "demolition of the present dwelling at [your address] and the erection of new [description of type of new dwelling e.g.3 bed room detached house]"RICHARD WEBSTER

As far as I understand it outline permission would be a waste of time, as there is already a dwelling there the principle of development of one dwelling on that site already exists.
You could go for full planning permission but that would require full sets of drawings/plans etc, design and access statement etc (and associated costs) and I imagine anyone buying a plot with a building on to demolish and rebuild would want to build what suits them and thus would have to apply for planning permission again so I'm not sure you're adding any value.0
