Looks like we will be evicted and can't find anywhere

Options
Back in January, we were told by the landlord that he was looking at extend his property so he and his family could move back in. (we have a periodic tenancy)

In march, he came to measure up, and we asked him when he was thinking of doing this (I should point out that he didn't volunteer the information and probably wouldn't have done so if we hadn't have asked.)

He has said that he's looking at august.

As a result, we are expecting s21 notice soon and quite frankly, I'm already panicking.

We are on lha, due to illness and just cannot seem to get anything at all. The council are not at all helpful. We are not classed as priority, even if we did have s21. In fact, before my partner moved into this property, he was classed as homeless and still the council refused to help him!

What I need is some advice. Firstly, how on earth can we find somewhere that will accept dss, in 2 months (we live in east sussex). Secondly, can we string out the eviction. Of course, we will need a ref from the landlord, and if possible, I'd rather not string it out, but just in case we can't find somewhere in this period of time, what are our options?

    Which bit of East Sussex are you in ? There are lots of ll in Hastings / St Leonards who will take benefit claimants. It is easy to find a place by using an agency.

    Also, agencies isn't really an option. We don't have a guarantor and most will want one. And there are few, if any agencies who will take dss.

    Serving a section 21 does not lmean you have to leave in 2 months If you do not leave he will have to apply to the court to have you evicted, this can take several months so you have plenty of time to find somewhere else. Your local council Social Housing dept will have the names of Landlords willing to take Benefit claimants.

    harringtons letting agents in brighton take DSS tenants on.

    also you should call brighton housing trust, or go to the BHT advice centre on queens road, they have a drop in every day. they have a list of places to try.

    you say the council won't help out . have you tried talking to housing options rather than homelessness?

    housing options can help with findin prviate accommodaton (list of landlords accepting DSS for example). i believe they can help sort out rent in advance. worth giving them a call and making an appointment.

    I have tried harringtons, who say they don't take dss without a guarantor, and we don't have one.

    BHT haven't been all that helpful tbh, but I have emailed the housing options team with regard to landlords.

    Deposit and rent in advance isn't a problem. We have it ready to go, just need to find somewhere! lol

    Rather than the need for a guarantor, could you not ask your present landlord for references stating you have always kept up with your rent?
    Just sold a lawnmower on Ebay.. That's the last time my neighbour will wake me up on a Saturday morning!

    Well we do intend to do that. We have never been late with the rent at all, so I don't see that being a problem. I just hope that will acceptable.

    Just an update, and sadly no good news really.

    We have been talking to the council, who say that because we are not classed as priority, they can't help us. We are looking daily on gumtree etc, and so far nothing, and time is rapidly running out. I just don't know what to do any more. Any body help?
