    Something tells me she is trying to put the frighteners on you. Its up you her to prove what she is saying. I'm not sure that the Land Registry can tell form a 1:1250 OS map that you have built on her land, aand more importantly I don't thoink they offer that kind of service. They register ownership of land, not advise on boundary disputes.

    I would write back to her (head the letter 'without prejudice') and ask to see copies of the report she has had done by the Chartered Surveyor and the report from the Land Registry ie ask her to prove it.

    In terms of the colour of the wall. Well its tough titty if she doesn't like the colour.

    just trying to frighten you. the chances of them proving anything in a court of law is virtually nil.
    house deeds are very bad in actual precise measurements. esp in boundaries tween neighbours.

    Do you have legal cover on your house insurance? This will normally be covered by that if you need to involve solicitors.

    Not always true, ours (from 1860) are dimensioned so I know that our garden is 20 feet 4 inches wide.

    Reassuringly this is also the distance between the centres of our party walls

    i would contact a solicitor

    Why ? because I had a very similar problem a few years ago

    neighbour living behind me moved out and lived in his newly built house while trying to sell the one behind mine

    I did not know where he'd gone to live and wanted to build a wall at rear of my property and remove the "boundary" wooden fence ,I left notes on his door asking him to contact me to discuss it but never had a reply

    Whilst waiting for a reply we had a high winds storm and the fence disapperared into a different neighbours garden

    I retrieved it and bit the bullet and had a concrete block wall built instead ,I paid for the skip etc. to take rubbish away

    months later I get a solicitors letter claiming £2000 for damage ,trespass ,theft of MY boundary fence (the old concrete posts were behind the wooden fence proving the fence was built on my land)

    Luckily as you I had photos of all stages of the work and blown down fence etc.

    My solicitor sent his a copy of all the photos etc. and basically told him yopur taking the p...

    His solicitor wrote back saying I see your point and advised his client to forget it

    Cost me £50 for 1 letter :T

    I would just ignore her for the time being, she will get satisfaction from your reply in knowing that you are thinking about what you said, as you already know most of what she is saying is made up with no real proof.

    To annoy her back, if you do send a letter tell her you will be taking her to court to reclaim half the cost of the wall :P

    Do you not have any fence details in your deeds?

    My deeds say that all fences are joint property with the house next door. (Or, opposite.)
    Any work should have been a joint decision in my situation.
    I think I would have left the fence up, it would have been behind your wall wouldn't it? (Max 6 feet high allowed)

    Be careful of this. Her ence should be put back in her gardenand not just removed from site. These squabbles can get very petty.
