Incompetence

Well my rent day is 17th, so as long as it goes in before then, I can be free by Jan 17th.0

@George,
My letting agency have had a turn of attitude since I told them I was leaving their agency and going to another. They have become non-responsive to all my calls, and have also said that I need to give 2 month's notice, and that all agencies will require the same.
When I brought up the matter of legality with what they are saying they said they would call me back right away, and they never. If you were in my shoes and had experienced the incompetence of this agency in the past twelve months you would certainly share my view.
First off, why wasn't a new tenancy agreement sent out to me?
They also told me that the landlord was in it for the long term as he had signed a 10 year contract to let the property. Now its been hardly a year and he is selling up. The landlord (who is a nice person and is often around to help, more so than the agency) says he never signed any 10 year contract, and has no idea what the agency are talking about. Me and the wife believed we were in here for a while and thus got 3 cats, and started to settle in, decorated and everything, so we feel like we have had the rug ripped from under us, and the agency have no knowledge of this 10 year contract, although me and my wife both remember with 100% certainty that it was told to us.
Whenever I have asked in the past if they can get a plumber around, a gas man, someone to check the electrics, a locksmith to fix a patio door that was broken from when we went in till 6 months into the tenancy, we also needed the kitchen ceiling to be repaired as it was damaged when we arrived (that took 5 months to get sorted), plsu countless other things that they say they will sort but need reminding 4 or 5 times.
Its not good, and I shouldn't have to put up with pure incompetence.0 -

I think you are mistaking incompetence with lying. The agent i spaid by the LL. The LL is the agent's customer. The agents are trying to keep their customer happy. They don't care about you, especially as you are laving their books.
A new agreement would not have benefitted their customer but he may have been charged for one anyway. perhaps their deceitfulness extends to the LL. Maybe this is why they are keen for you to stay to the end.NickToye wrote:@George,

Your tenancy agreement was for 6 months. Perhaps the agents lied to secure your busines. The LL probably sees that he could earn more money by selling the house and investing elesewhere - hassle-free.NickToye wrote:@George,

I agree that the agent andLL have let you down. In the short time that you have been in the property, you have reported many faults that should be fixed at the LL's expense. Perhaps these faults were ignored by previous tenants. The sudden cost of putting the property right may have added to the LLs decision to sell.
Good luck in finding a new home (I wouldn't allow cats in my property - sorry).

Why wouldn't you allow cats? They are harmless.

I just don't like them. They poop in my garden and attack the birds that I like to feed. My first tenant had cats and they trashed my lounge carpet and the underlay (cats, not the tenants).
I know you will say that they are clean animals and I don't dispute that - but their pee smells.

Yeah I can vouch for that, but I would rather have them over a dog. Although we do find that our old Hamster cage is a refuge for Mice that we manage to save from the serial killers.0

I have spoken to my agency this morning and they are adamant that even though I am in a periodic tenancy I still have to give 2 months notice.0

They would be and to be fair to them it is sometimes included in contracts. The point is that this term has been deemed "unfair" and so you are not obliged to comply with it. If it got to court, the judge would throw it out. In fact if they took proper legal advice they would be told that you only have to give a months notice.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. What do you mean deemed "unfair"?0

Hi Nick,
Be careful with the agency stalling tactics - are they trying to put you off until after the 17th December, then it will be too late ??
If you want to give notice, make sure you use recorded / sign for / receipt delivery, or hand deliver yourself and ge the manager to sign a receipt.0
