Process for putting house on the market, help please!!

    Have been so busy getting house ready etc...Its on the market from today, had 3 EA`S out, 30-40k variation in price which seemed strange but went for the middle and UPS. Also variations in % fee ranging from .8% to 1.5%!!Now all I need to do is get viewers in and take it from there.. Any quirky ideas on how to promote the house beyond the old favourites of baking bread, putting on fresh coffee etc...? Cheers........

    Just make it clean, tidy and as well decorated as possible without spending £££s. Make sure that the windows are clean and that the front of the house looks good.

    Are you doing the viewings yourself? Ask the viewers for feedback (and don't be offended!).

    Can we have a link to the house (even via PM) so that we can comment on the pics?

    I would say (if possible, not easy with kids) totally de-clutter. In bathrooms put all cosmetics, razors, etc, out of sight. Clear kitchen worktops to give the illusion of plenty of space (we put everything except the kettle in cupboards. In bedrooms store away all clothes and slippers, etc. We viewed a house once where a leopard print thong was hanging on the bedsted, and was obviously placed there deliberately (nutter!?!)

    Also, don't cook onions, curry, etc, when expecting viewers. We went to total extremes and when expecting viewers didn't cook at all, got take away when they left.

    Viewers won't give direct feedback. They'll be pleasant and polite to your face (hopefully!) The EA normally rings viewers after a viewing to get feedback so they can be more honest. Feedback is usually about room sizes/ house layout/ parking and other things that you can't change.
    Generally, if they liked it they make an offer. That's the only feedback that really matters.

    Thanks guys, really great advice as always, first viewing next week, cant wait!! Doing own viewings at the minute. I am trying to change soem of the photos which did not come out as well as we wanted so will update when I get them sorted.......Many thanks again.. :)

    Its going ok I suppose, been on about ten days so far and had two viewings....many many hits on propertypal but just the 2 views so far..Thanks for asking ...:)

    At least you are getting some viewers I know people and they put their house on the market and didnt get a single viewer for 6 months, so your agent must be doing something right.

    Did the agent get feedback from the viewers? Was it anything helpful?

    Thanks, that reassures me to some degree...lol... got feedback from one which was about having a downstairs bedroom not being ideal with young kids, so fair point I suppose but did say house was great apart from that!! :)

    A downstairs bedroom? Haven't seen one of those since I was a student. Could you convert it into a family room?

    These are quite common in chalet bungalows of which there are a lot where I live. As long as there's a bathroom on each floor I think it's a good arrangement.

    My last house had all 3 bedrooms upstairs and the only bathroom downstairs - that was difficult when the kids were young and their bladder control wasn't fully developed. :eek: Thankfully I sold in '04 when selling was easy so it wasn't a problem.
