Process for putting house on the market, help please!!

    BE REALISTIC ABOUT YOUR PRICE! It is said so many times but so true, ask about in the area for recommendation on agents, also look on the propertynews and pal and see how many properties the agent has sold

    Before viewings declutter, and try and neutralise rooms, put pets outside or send to a family friend, and any kids ask to be on best behaviour, let the viewer walk into the room first, and be positive about the area, any views from house and local schools etc!

    Make sure photos are good, giving your house a light and airey feel, some photos I have seen are awful

    As previously said I use both sites and make sure any agent you sell your house with uses them both too :)


    I don't think PP tells you how many houses any Estate agent has sold Funkydaddio, but you can search for houses in any area that are For sale, Sale Agreed and Sold.

    Its easier to do in property news, first select a house on the market with a particular agent, then once you are looking at a particular house, on the right hand side of the screen you will see an e-mail agent form, down below this click on "other properties from agent" then under status you will see "sale agreed" click on this and then count the number of agreed properties

    It used to be easier than this they used to have the number beside the tabs of how many had sold, and how many on the market etc, the agents must have asked them to change this :)

    OP - price realistically, and make sure the agent includes LOTS OF PHOTOS on the site! I hate seeing listings with 5-6 photos or (worse) none at all. Don't let them list your house online before they take the pics, some buyers will not click on it again if they see no photos the first time!

    It was 2005 property was starting to go up but in strangford then homes for sale were very rare and we were having a new house built.we were very lucky to get a good price for our house and the new one at a reasonable price.Over the next few years as the "boom" gathered pace I saw homes just like the one we live in go for twice the price they were built for but the people selling were only moving on to bigger homes again with bigger mortgages,we actually had the guy who built our house come to us one night offering to buy it off us with a handsome profit!! But where would we have gone?only to somewhere even more expensive.Thankfully we are very happy here (and too damn old to move again) but I felt sorry for so many people who were willing to pay silly money for any house and now have either lost their homes or cannot afford to sell. :(:(

    Hi guys , I am hoping to put my house up for sale this week. I know the market is poor etc.. but really need to start the process. Can someone please advise as to what do we need to do. Is it a case of just phoning estate agents and getting a quote from them? If so what questions should we be asking and what sort of prices should they charge? Finally anyone any recommendations for an estate agent in Belfast, particulaly South East belfast? Many many thanks in advance....:j

  • My sister moved a while ago, and although she had to drop the price of her house a fair bit to get the house sold, it was prob. a lot more realistic. The good thing is that the house they bought had dropped as well so the price difference reamined roughly the same. She used Templeton Robinson (a girl called Emma)

    I wouldn't bother with the bread or Coffee anymore everyone knows that trick, the first few viewers we had we knocked ourselves out cleaning and scrubbing and polishing everything :eek: I still have the scars after nearly a year:rotfl:

    The best thing you can do is de-clutter the house, put any pets (or children:D) outdoors and just have a general hoover around before anyone comes to view. I had painted most of the house the previous year and it was an explosion of Magnolia and cream throughout;) neutral colours are appealing to new owners as it gives them a blank canvas to work from in their mind. Obviously promote the good points of the house but don't be overbearing with visitors, let them lead you around the house and be on hand for any advice they may need.

    You will get a lot of time wasters and nosey !!!!!!s viewing, but that's all part of the fun and games:o

    Oh and don't forget "Kerb Appeal" 1st impressions last. So get that 1960's Rover and old washing machine out of your front garden and cut the bloody grass:rotfl:
