Yes we are upsizing (due to growing family) and sadly not getting a super bargain... it's just a house we really like, and only got £15k off. However, someone else put an offer in on the same day as us so we are pretty sure someone else will snap it up quickly if we don't.
The EA took other photos but said that he didn't think we should use them as he wanted to leave something to the imagination. I haven't seen them though so maybe they didn't come out well. There aren't any issues to hide though - bedrooms are in good shape and nicely / simply decorated and newly carpeted so shouldn't put anyone off.0 -

Relax.. I fully defined it in the way that the house they are looking to buy in a short time-frame may not be a bargain. 'Special' in the way in wondering if OP thinks it's just themselves that can get the good price for buying, and not available to others in the market for around the same price, for most sellers would jump at a better offer. It can't be discounted by so much for the OP than a price available to the rest of the market (unless it's a family sale).
I can't see the big rush when there are so many risks... buying before selling, as the OP said they might do.
Perhaps the seller is in a similar position to the OP.
Seems to me the OP is so excited by the prospect of buying a better home, before selling their own, with lots of local competition from other sellers, they could be putting themselves in a very difficult situation.0 -

Who told you about the other offer? Always standard EA tactics (imo).
How long has the house you'd like to buy been on the market? Perhaps you should install PB, just to see what history it has on the current listing. Good luck (my final post on this thread).0 -

Leave it to the imagination? It's terrible they'd even suggest such an idea. If anything, most buyers don't have the imagination needed to see past clutter and bad decor.
Experience tells me that if a room has not been photographed it means that it's either too small, needs modernising or has other problems (including, but not limited to, an unpainted chipboard ceiling. Yes, that really happened.) And with the chip on the worktop, that's what I assume about your place, even if it's a wrong assumption.
The other listing, although it looks bad, tells me that the main bedroom is big enough to fit a bed and wardrobe in, and has a feature fireplace.

We have managed to borrow the money so that we can afford to have both for a short period of time but we will be very very stretched so we naturally want to sell asap.
A very risky strategy in a static or falling market.0 -
I totally understand, and thanks for the advice dopester. It is extremely helpful to get opinions and suggestions from people who are a little more detached and pragmatic than we are!
It was the EA who told us and we did get suspicious. The house was never advertised, just sold through an EA going through their books as the vendor didn't want it advertised. And yes, we are slightly terrified at the prospect of having 2 houses, but could rent one out if we get desperate.0 -

Terrible idea. The immediate reaction from the buying public won't be "I'll wager the other rooms are equally as good as the ones we see here", it will be -
"I wonder what's wrong with the other rooms that they haven't shown them?"0 -
Have spoken to the EA who says he's going to put the other photos up, and if we don't like them he will take more. I don't think he took a very good one of the bathroom!
As for forced sales, haven't noticed any hitting the market or any significant changes in price. A house sold in the same road just before Christmas - ended up with asking price £165k and we reckon sale price was late £150s / early £160s but was in much worse condition, no central heating or double glazing, out dated etc.0
