    Its probably best you sell as soon as possible as prices are continuing to fall. By Christmas they will be a lot lower especially as the economic crisis gets worse and government cuts hit.

    What's stopping you asking, they can only say no and might actually tell you if they think you would be interested in using them.

    I tend not to believe most of what EAs say, but in our own case - we sold earlier this year - our property was on for two weeks in total and in that time we had three viewings plus one second viewing and two offers. The first offer was from a couple who had yet to put theirs on the market (despite the EA saying he would only send viewers in a position to proceed :mad:) and the second (which we accepted and which proceeded to completion) was 4% below asking price...............

    I've called in the past and they say they cannot give out that information?? Were they telling porkies?

    I think we've decided that we're going to put it back on the market for £74,000 for one month. If there's no interest during that time we will take it down for the winter period, have out neg equity meeting in March, which if accepted means we can put it on for around £65,000. If not it will go on in March for around £73,000 whilst we save like crazy as were doing now to try and build a big a deposit as possible.

    A month's trial at the lowest price we've ever listed for...

    If they did tell you, you'd then have to work out if they were telling the truth. Which would be unlikely for an estate agent. So pointless asking really.

    Not necessarily a good idea. There are websites tracking what houses have been on the market for. If you knock down now and go back up again, people will know your lower price and work from that.

    I put the house on the market two years ago and have just accepted an offer which is 10% lower than my original asking price two years ago, and 4% above the current asking price.

    A lower marketing price gets feet through the door and you never know, just might spark a bidding war.

    Thanks for your advice. We'll put it on £74k with the intention of only going lower as and when we can. Hopefully can post a RM link tomorrow depending on how quick our online EA is.

    GREAT NEWS!!

    Just called Connells about the one bed flat on Mellish road that RM advised was on the market for £74,950.....it went for the asking price!!! Its literally down the road from us and roughly had the same spec.

    Things are looking up :) relisted ours today with mypropertyforsale.co.uk. Just waiting now for it to be reinstated on RM. We've made some changes since it was last on. Have added a dining table to the lounge, and installed a blind in the bedroom rather than the heavy curtains we had in their so it looks bigger. Please let me know what you think.
