However, like you I'm a homeowner. I had my house valued at £195,000 in 2007. My mortgage is peanuts and when I sell it will be for more than £195,000. I dont care if I have to wait 10 years. It will never be £190,000 unless something drastic happens to me.

That's where I've been going wrong.

When I sold a house in 2004, I should have priced it at 2007 levels and received the "correct" price for it.

The peak price is the "right" price.

    That's it. The end.

No house price crash in this lifetime.

Bears you lost. Over and out. Nothing left to say.

errrr....they say this every year....heres what they said same time last year...Im guessing if you use a search engine you will probably find lots of similar quotes popping up again and again.

    http://www.thisislondon.co.uk/standard-business/article-23811530-taylor-wimpey-predicts-surge-in-house-prices.do

oh hang on - arent Taylor Wimpey also doing new houses with 5% deposits too? The moon is made of cheese - its official - Taylor Wimpey said so.

Having said all that - HPCers shouldnt expect house price crashes this year - the govt & BoE arent going to make unpopular decisions affecting homeowners - thats the sort of thing that loses elections
