New build at 200, should I offer 170?

    Or pay 200 and get 30k worth of extras.

    We've just bought for £305k off barratt, full asking price.

    For that they are paying -
    the stamp duty £9150
    5 % deposit £15250
    All white goods, Ceramic flooring in kitchen, hallway and wet areas, carpets throughout the rest.

    I reckon that's 30k.

    What that says to me is that the house is worth 275,000, but we've chosen to take 30k in incentives for another buyer it might be mpore suitable to get the cash discount, but builders are keener for you to pay the headline price and fling in all the extras

    They haven't paid any deposit though have they? Is it not just smoke and mirrors?

    In fact, the more I think about it, the worse theat deal becomes. TBH, any new builds I have looked at automatically gets these bits thrown in at the first stage of negociation and then 10% is the norm to get off the original asking price.

    I wonder what the chandes of getting that barretts house for under the 3% stamp duty level - 250K?

    To the op of the original question - go for it, especially if you're a FTB/No chain (which you could be if you sold and moved out). If they say no then there are other, older house of better value and build out there.

    (unless you're impulsive like me and want it now - :D)

    I would go for it. If you can find out when their sales 'end of year' is, or if you are buying one on the last houses on the site you might find that they could be more generous with the discount than you thought.

    New builds want to get rid asap and offer huge discounts if your willing to do a quick sale, my brother bought a flat for 300k list price, offer 275k and got all the extras..but make sure u are getting all incentives, so ask about these FIRST then negotiate on price as they may not tell u everything available if u haggle straight away

    Definitely don't offer. Let them come to you, let them know what you're looking for in a way of a discount (12% plus whatever incentives you want). Without even having to budge the rep at the dev. I've just bought from said they can shift 5%.

    Listed for £275k. Purchased ( in the process of) for £260,000 so just over 5%/£15,000 reduction, stamp duty paid £7800, £1k towards solicitors costs.

    They weren't willing to budge any further, even after a call to head office. Though that model of house as sold like hot cakes and the development is selling well so they have no reason.

    Depends entirely on how well the development is doing.

    The house is on for £200K. The development is due to end in august and the rep has told they want rid. There are a few houses left and I've picked the best one, most land. My current house is on the market now and has had 4 viewings so far. They will not accept a deposit from me as I've not yet sold. With all my £ in this house I'm stuck at the moment. I'm now wondering whether to lower the price on this one to ensure that I get the one i want, what do you all think???
    I could go and offer a plot deposit but take the risk of losing it, again, what do you all think?

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    no new home developer will take a reservation until u are proceedable, you may sell yours tomorrow or it may take a year to sell who knows, you will need to have an offer on yours with a complete chain that will enable you to then offer as a proceedable buyer and be taken serious.

    This is what I thought. I will be gutted though if I lose the one I want. It's a south facing garden so I plan to put PV panels on the roof and am hoping to get this done during the finishing off stage of the build.
    My head keeps saying to wait but I want to have it sorted sooner rather than later.
    So, should I lower the price on this one? I'm gona phone the EA and have a chat about it.
