New build at 200, should I offer 170?

I'm now in the process of selling my current house. I want a new build house that is on for 200k, will I get away with offering 170K? I've decided to wait until this house is sold so I'm in the strongest position but not sure what to do. Help!!!

More likely the builder will offer you a shared equity scheme or something and want the full price.0

Go for it, you have nothing to loose. Personally I would get a older bigger property for less money.:exclamatiScams - Shared Equity, Shared Ownership, Newbuy, Firstbuy and Help to Buy.

We've just bought for £305k off barratt, full asking price.
For that they are paying -
the stamp duty £9150
5 % deposit £15250
All white goods, Ceramic flooring in kitchen, hallway and wet areas, carpets throughout the rest.
I reckon that's 30k.
What that says to me is that the house is worth 275,000, but we've chosen to take 30k in incentives for another buyer it might be mpore suitable to get the cash discount, but builders are keener for you to pay the headline price and fling in all the extras0 -
dont 4get that on the cml form we list all incentives given and costs,the surveyor asks for the form so if a surveyor wanted to he/she could down value the house to the cost of those incentives given.my bark is worse than my bite!!!!!!!!0

Before you think you're getting a bargain, just remember that the builders build these incentives into their prices from the starts. I've spoken to loads of builders recently and the first thing they say is "we can do incentives/discounts".
Personally I'd be looking to pay 170k with all the incentives - getting this will depend on a bit of luck and how confident they are to sell at a higher price, but it's definitely possible based on a number of anectodes I've heard.0 -

Undoubtedly so the land registry entry says £305k not £275k. I'm surprised that's legal to be honest, it's like me selling you a chocolate teapot for £10k, and then offering to pay your tax return up to a maximum of £9999.99. In reality I sold it for 1p, but I can then seek out gullible people and offer them chocolate teapots, and point to the last one and say "It sold for £10k...".0 -

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
