I made an offer on a place last Friday about 10% below asking price, I'm a cash buyer
Early last week when I went to see the place the estate agent was going on about a reasonable offer probably being accepted. When I made the offer on Friday he told me that the seller wanted the asking price and wasn't willing to negotiate
I was prepared to negotiate up to the stamp duty limit which is between my offer and the asking price, but NO NEGOTiATION, in this market, with a cash buyer offering 10% below? :rotfl:
Has anyone else been in this sort of situation recently? I can't get my head around it.

For me it depends on how reasonably priced it is to begin with.
I understand why there is a chorus of 'offer as little as possible' - but some people price to sell, or have dropped the price historically.
I have paid the full asking price for a house this week. They had dropped it several times, I have a copy of a survey done five months ago valuing it at the asking price, they had sold it to someone else at that price and it fell through and I know that person so know that it wasn't anything sinister AND I know someone else was trying desperately to get a buyer so they could buy it.
I went in at full asking and got them to take it off the market as part of the deal.
It depends on what the house is worth to you.
This house was worth it to me, and I thought they had been fair. Not all home owners are delusional money grabbers.0 -
They haven't dropped the price, if I was offering "as little as possible" it would have been much less than that.
Look, you seem to have missed the point here. The bit I'm annoyed about is the agent telling me they were open to offers. We've gone from that to "must pay asking price" within a week. Whether I would pay the asking price or not is somewhat immaterial at this point in time because given this nonsense, im wondering whether making an asking price offer would lead to "but they want xyz now"0 -

We put a 10% under the asking price offer in on Monday on property that had been up for 18 months with no price reduction. We were told that the vendor was deeply offended and is holding out for the asking price. She may well be holding out for a long time. We aren't able to go up to the asking price in any case so we have now moved on with our search. X x x0

You should probably be blaming the EA, not the vendors, for getting a bit carried away. We are pretty sure that our EA encouraged one viewer to think that we were more open to offers than we were (and he was pretty grumpy with us when we refused the offer that eventually came).0

About a month ago I was interested in a place, the EA told me that seller had already found a place they wanted to move to and were desperate to sell to a reasonable offer, so would probably accept an offer 'near the guide price'.Has anyone else been in this sort of situation recently? I can't get my head around it.
I offered £265k cash one week then £270k cash a fortnight later, for this house up for sale at 'guide price £275k to £300k' (what does that even mean :huh:), and was told similar on my second offer (!), they were not open to offers below the guide range.
Go figure.

We were told this by a vendor's EA after we made a 15% below asking price offer on a house two years ago. I told the EA that the vendor can be as offended as they like and that they have 24 hours until the offer is withdrawn. Two years later their house is still for sale at nearly 10K less than we offered. I'd like to thank them for our fortuitous escape.Hi, we’ve had to remove your signature.
